3. The bank-grade route: Digitally Signed Satbara
Digitally Signed Satbara (digitalsatbara.mahabhumi.gov.in) is the official e-PDF service. Create an account with your mobile number, log in, and request the 7/12 for your survey or gat number. The document arrives as a PDF with the government's digital signature and a QR code; the fee is a few rupees per document paid online. Two practical notes: the account-and-login step is mandatory (this is why resellers charge for 'instant 7/12' - they are doing this step for you), and the extract shows the record as of the request date, which is exactly why banks trust it and impose freshness windows on it.
4. Other official windows into the same record
Bhumiabhilekh (bhumiabhilekh.maharashtra.gov.in) offers a 7/12 view under its Services menu - another state-run window, useful when Mahabhulekh is under maintenance. The Mahabhumi portal hub (mahabhumi.gov.in) links all land-record services including the mobile app. MahaBhulekh kiosks at setu centres print records for a nominal government fee if you need a stamped physical copy. 5. Download traps: clone sites, stale PDFs and missing mutations
The search results for 7/12 downloads include lookalike sites with ads around a scraped government page - they add nothing but risk (wrong or cached records, data harvesting). Trust only mahabhumi.gov.in and maharashtra.gov.in domains. Any site charging you for the free Mahabhulekh view is just reselling a government page.

My bank rejected my 7/12 printout. Why?

Almost always because it is a browser printout of the free portal view rather than a digitally signed extract, or because it is older than three months - banks apply a freshness window to land records. Get the digitally signed e-PDF from digitalsatbara.mahabhumi.gov.in dated within your bank's window, and make sure the mutation entries on it are current (our ferfar guide explains how to check).
My village does not appear on Mahabhulekh. What now?

Three common reasons: the village name is spelled differently in the record (try variants and the Taluka list rather than typing it), the village's records sit with a merged or renamed district, or the village has not been fully digitized - some records exist only at the Talathi office or the setu centre. If the search keeps failing, request the record through the Aaple Sarkar land-records service or at the Talathi office; they must issue it.
How do I download a 7/12 in Gujarat?

Gujarat runs its own portal: AnyRoR (anyror.gujarat.gov.in) serves the rural and urban land records, where the 7/12-equivalent is the VF-7 village form. The steps mirror Maharashtra - pick the district and village, search the survey/block number, view and print. Why does the downloaded 7/12 show Marathi text as boxes?

The PDF uses Marathi unicode fonts that some viewers render badly. Open it in a modern browser or Adobe Reader rather than a phone's default viewer, and if you must print from the web view, use Chrome's print dialog with background graphics enabled. If characters still break, the digitally signed e-PDF renders fonts correctly and is the version you should be using anyway.
