Digital Satbara Online | Signed 7/12, 8A & Ferfar Copies

Digital Satbara is the Mahabhumi service (DSLR - digitally signed land records) that issues officially signed PDF copies of the 7/12, the 8A holding statement and Ferfar entries. Every copy carries a digital signature and a QR code that any bank branch, court or sub-registrar can verify against the revenue database - this is the copy you rely on, not just read.

Digital Satbara vs the free 7/12 view

The free view on Mahabhulekh (bhulekh.mahabhumi.gov.in) is for reading: checking who is on title, what the classification says, whether a loan is recorded. Digital Satbara is for relying: when a bank must lend against the parcel, a court must accept the record, or an NA / building-permit file needs the document attached, the copy must be digitally signed and QR-verifiable - which is exactly what the DSLR service issues at nominal government rates.

How to get a digitally signed 7/12 - the official route

Log in at digitalsatbara.mahabhumi.gov.in (the DSLR service on the Mahabhumi platform) with Aadhaar-OTP authentication, select division → district → taluka → village, pick the parcel by survey/gat number, pay the small per-copy government fee shown at payment, and download the signed PDF on the spot. Aaple Abhilekh (aapleabhilekh.mahabhumi.gov.in) issues the same class of signed documents and also handles mutation filing and certified 6-D extracts. Verify any copy by scanning its QR code - the signature check runs against the revenue database, not against the PDF itself.

What else the same login gets you

The same Mahabhumi platform covers the full record family: signed 8A khate pustika copies (every parcel held under one account across villages), certified Ferfar / 6-D extracts (the document a buyer's advocate asks for), and Aapli Chawdi (आपली चावडी) - the online village notice board where mutation entries are published during their notice period. One login, one payment flow, the whole official record set.

Why banks and courts insist on the signed copy

A screenshot of the free view proves nothing - it has no signature and can be edited. The digitally signed copy is issued under the revenue department's digital signature, and its QR code ties that exact PDF to the database record at the moment of issue. Loan sanctions, title opinions, NA applications and building-permit files are therefore submitted with the signed copy; the free view remains the right tool for the daily reading and cross-checking most owners actually do.

Our honest position on automation

There is no public API for this data. The Mahabhumi platform requires institutional registration and approval before any programmatic access - that approval is in progress for us (docs/mahabhumi-api.md). Until it lands, our 7/12 Land Watch tool runs on clearly-flagged demo records and every record links back to the official portal for the signed copy. We do not scrape portals and we do not bypass CAPTCHAs.

Get the record from the government, not from us.

We never scrape portals or bypass CAPTCHAs. Official programmatic access (Mahabhumi / C-DLR) requires institutional registration and approval - in progress. Until then our tool shows clearly-labelled demo records only.

FAQ

Real questions, real answers.

What is Digital Satbara?

+

Digital Satbara is the digitally-signed land-record service on Maharashtra's Mahabhumi platform (DSLR). It issues signed, QR-verifiable PDF copies of the 7/12, the 8A holding statement and Ferfar entries - the copies banks, courts and government applications accept, as opposed to the free unsigned view on Mahabhulekh.

Is the digitally signed 7/12 valid for banks and courts?

+

Yes - that is precisely its purpose. Each copy is issued under the revenue department's digital signature with a QR code that verifies against the revenue database. Banks accept it for loan files against agricultural land, advocates rely on it for title opinions, and NA and permit applications attach it as the authoritative record.

How much does a Digital Satbara copy cost?

+

A small per-copy government fee is charged at download (the exact amount is shown at payment and differs slightly by document type). It is charged online at nominal government rates - there is no agent or middleman in the process, and the signed PDF downloads immediately after payment.

Digital Satbara or Mahabhulekh - which one should I use?

+

Both are official; they answer different needs. Use Mahabhulekh's free view to read and cross-check the record any day, any number of times. Use Digital Satbara when the copy must be relied upon - bank loan, court, NA or permit file - because only the digitally signed, QR-verifiable copy carries legal weight.
