Every rate on this site traces to a named source below. If a number is wrong, this page tells you exactly which source to challenge — and we publish the correction in the changelog.
What backs each figure.
Calculator bands (19 cities, 4 tiers). Budget, standard, premium, and luxury per-sqft bands with written spec descriptions per tier — e.g. Pune standard ₹2,450 with OPC 53 cement, Fe 500D steel, vitrified tiles, and modular kitchen. Bands reflect 2026 turnkey scopes, not civil-only shells. Run them in the construction cost calculator.
Material grades. OPC 53 grade, fresh-batch, factory-sealed bags. Fe 500D TMT, BIS-certified, manufacturer test certificate per lot. M20 grade designed mix, slump-tested, cube-tested every 30 cum. Grades are locked in the written quotation and verified with batch certificates on site — a quote that names no grades is a different product.
Permission ranges by authority. PMC/PCMC ₹1.5–2.5L, PMRDA ₹1–1.5L, BMC Baramati ₹0.5–1L, Gram Panchayat ₹0.3–0.5L. Government fees are always paid at actuals against receipts; our ranges come from filed cases, and the timelines (PMC fast-track 30–60 days, PMRDA 90–150 days) from the sanction files we run.
Stamp duty and registration. Computed from the IGR Maharashtra ready reckoner (circle rates) plus metro cess where applicable, in the stamp duty calculator.
Review cadence. Bands are reviewed quarterly and on any material-price move above 5%. Every substantive formula change is versioned below; rate-only refreshes update the version date.
