The two-flat to G+4 walk-up
Most of our residential-building briefs are walk-ups - 2 flats to 24 flats, on 1,000–5,000 sqft plots. The design brief is FAR-maximised, lift-ready (if needed), with stilt parking and stilt+4 layouts. Every plan is FAR-checked against the local DCR before we draw.

Structural design for 4-storey RCC
G+2 and above needs an IIT-grade structural design. We work with a Pune-based structural consultancy that uses ETABS for every building above G+1, with a site-engineer signoff at every milestone - plinth, ground floor slab, first floor slab, and so on.

Material spec that survives a 30-year mortgage
M25 designed-mix concrete, Fe 500D TMT, waterproofing on every wet area and the terrace, double-charge vitrified tiles, modular kitchen and wardrobes in every flat. We share the material spec at contract - not after.
