The brief, in sections.
01
Every plot starts with a soil test
We do a two-bore soil test on every plot before we draw a single line. The soil report decides the foundation type, the steel schedule and the concrete grade - not the other way around. This is the single biggest reason our homes hold up in Baramati's black-cotton soil and Kharadi's backfilled layers.
02
Plans that pass PMC, PCMC, PMRDA and BMC
We file for building permission in the right authority for your plot - PMC, PCMC, PMRDA, BMC, Talegaon Dabhade MC, or the local Gram Panchayat. Every plan is FAR-checked, shadow-rule verified and elevation-approved before we file. The sanction arrives in 60–120 days, depending on the authority.
03
RCC, brickwork, finish - one team, one schedule
Steel is Fe 500D TMT, BIS-certified, manufacturer test certificate per lot. Cement is OPC 53, fresh-batch, factory-sealed. Concrete is M20 designed mix, slump-tested and cube-tested every 30 cum. Brickwork is wire-cut clay bricks or AAC blocks per the structural design. One site engineer, one milestone schedule, one phone number.
04
Materials, named - not 'branded'
Our quotation is line-itemed: UltraTech / ACC OPC 53, Tata Steel / JSW Fe 500D, Kajaria / Somany vitrified tiles, Jaguar / Cera sanitaryware, Schneider / Legrand switches, Asian Paints Ace exterior. No substitutions, ever. If a brand is unavailable, we tell you, and re-quote with your approval.
05
Interiors that begin at planning
False ceiling, modular kitchen, wardrobes, TV unit, pooja - planned alongside the structural and electrical drawings, not after. The result is a home that looks considered, not assembled. This is one team from line one to handover, not three contractors fighting for the same wall.
