About Baramati

Baramati sits on Deccan-trap basalt with a heavy black-cotton layer across Kasba, MIDC and the Bypass corridor. A two-bore soil test is non-negotiable for us on every plot - the foundation design and steel schedule change with the depth at which we hit murrum.

What we build here

The Baramati brief, in sections.

01

From the soil up

Baramati sits on Deccan-trap basalt with a heavy black-cotton layer across Kasba, MIDC and the Bypass corridor. A two-bore soil test is non-negotiable for us on every plot - the foundation design and steel schedule change with the depth at which we hit murrum.

02

MIDC vs Kasba - two different briefs

MIDC plots are tighter, often 1,200–2,500 sqft, with a 1.5 m side margin and a single-window BMC sanction. Kasba plots are larger, with more flexibility on setbacks and a higher FAR for corner plots. We plan the brief, scope and material list differently for each.

03

What we handle in-house

Soil test, architectural plan, structural drawing, BMC / Panchayat sanction, RCC execution, brickwork, plaster, flooring, modular kitchen and interiors - all under one site engineer and one quotation. No sub-contracted layers.

Build notes

Soil, water and the right permission.

Soil & foundationBlack-cotton soil in older Kasba plots - every project begins with a soil test and an RCC design that accounts for swelling. MIDC plots are compact and rectangular, often 1,200–3,000 sqft, with strict setbacks and BMC building-byelaws.
