• Classification matches the use you are buying (residential vs commercial).
• Mutation chain has no open court remark.
• Mortgage / charge, if any, is disclosed.
• Name mismatch = pending mutation - stop.

Then pull Index II on the same CTS so a second deed cannot hide.
