A two-bore soil test on every plot - Baramati's black-cotton soil, Kharadi's backfilled layers, Magarpatta's basalt. The foundation design and the steel schedule follow the soil, not the other way around.

UltraTech OPC 53, Tata Steel Fe 500D, Kajaria vitrified tiles, Jaguar sanitaryware, Schneider switches, Asian Paints Ace. No substitutions, ever. If a brand is unavailable, we tell you, and re-quote with your approval.

From line one to handover, you have one number to call. No sub-contracted layers, no scope debates, no 'that's not in our scope'. One site engineer, one milestone schedule, one handover file.
Written schedule, with a delay penalty
We commit to a milestone schedule at contract. If we slip on a milestone for reasons in our control, the contract has a written delay-penalty clause. It's not a verbal promise - it's a contract term.
1-year defect-liability
If anything we did fails in the first year - a tile pops, a fitting leaks, a switch trips - we come back and fix it. No invoice, no debate. Most builders don't offer this. We do, in writing.
