Property card - CTS / city survey (urban)
View and download the Maharashtra Property Card for urban plots - CTS number, holder, area, classification, mutation chain. Pune, PCMC, PMRDA, Nagpur MC and more. Free.

A property card is the urban Record of Rights for a CTS / city-survey number - PMC, PCMC and other municipal plots. It is not a 7/12 (rural gat) and not a tax bill. Read the card, then Index II, before a token.

WhatsApp a builderWhat is a Property Card in Maharashtra?
+
The Property Card is the urban counterpart to the rural 7/12 - for plots inside municipal limits (PMC, PCMC, PMRDA, Nagpur MC, etc.), tracked by City Survey Number (CTS / सिटी सर्व्हे नंबर) instead of a survey/gat number. The card shows the current holder, the area, the classification (residential / commercial), and the mutation chain.
Is a Property Card the same as a 7/12?
+
No. The 7/12 covers rural survey numbers (gat/khata). The Property Card covers urban CTS numbers. Inside PMC/PCMC/PMRDA limits, the urban card is the authoritative record; the 7/12 covers the rural fringe.
How do I find my CTS number?
+
CTS numbers are on the property tax bill (Pune Municipal Corporation / PCMC), on the IGR sale deed index (Index-II), and on the building plan approval. For a non-urban fringe plot, fall back to the 7/12 and the survey number.
Do I need the property card for a property transaction?
+
Yes - every urban property sale requires the buyer to verify the current holder, any mortgage or court order, and the mutation chain. The property card plus the Index-II search is the standard banker / advocate due-diligence pack.
Is this free?
+
Yes - every Arsa Build Desk tool is free, no signup, no email gate. In live mode the call goes to the official Mahabhumi Property Card project; in demo mode the tool shows a clear banner and links to the official IGR portal.
How is the property card signed?
+
The signed copy is on the IGR Property Card portal (igrmaharashtra.gov.in) and the relevant district e-registrar portal. The free view is on the same portal; the signed copy is what banks and sub-registrars accept.
What if the holder's name on the card does not match the seller's?
+
Stop. A name mismatch on the property card is a pending mutation - file the right mutation at the city survey office (or the relevant sub-registrar for Index-II linked changes) before signing. This is the most common reason urban property transactions stall or get litigated.
Where do I verify?
+
The IGR Maharashtra portal (igrmaharashtra.gov.in) carries the official property card. For a signed copy, contact the relevant sub-registrar's office. The DILR Pune access request is the institutional route for batch lookups.
