Maharashtra Property Card (मालमत्ता पत्रक) — Urban CTS Record

Inside municipal limits the Record of Rights is a property card keyed to a City Survey (CTS) number — not a rural 7/12. Pune (PMC), Pimpri-Chinchwad (PCMC) and other city-survey offices issue it; the card shows the current holder, area, classification and the mutation chain.

What the property card contains

Holder name, CTS / city-survey number, area, classification (residential / commercial), and the mutation history on that urban parcel. It is the document a bank or advocate wants next to Index II for an independent bungalow or plot inside PMC or PCMC. It is not a property-tax bill and it is not a 7/12.

CTS number vs gat / survey number

Rural agricultural land uses gat or survey numbers on the 7/12. Urban city-surveyed land uses a CTS number on the property card. PMRDA-fringe villages can sit on either — or both, if only part of the gat has been city-surveyed. Confirm from the PMC/PCMC tax bill and the 7/12 authority line before you search the wrong register.

Where to get the official card

The city-survey office of the authority (PMC, PCMC, or the district city-survey office) issues the certified card. IGR / district e-registrar portals publish a view for many CTS numbers. Property card + Index II + tax bill

A complete urban title pack is the property card (who the revenue record shows), Index II / SRO search (what was registered), and the property-tax bill (assessment number and arrears). A name mismatch across those three is a pending mutation — stop before a token.

Is a property card the same as a 7/12?

No. 7/12 is rural (gat / survey). The property card is urban (CTS). Inside PMC and PCMC the card is the binding record.

How do I find my CTS number in Pune?

On the PMC or PCMC property-tax bill, the registered sale deed, Index II, or the last property card. Name-only search is unreliable because of spelling.

Do apartment buyers need a property card?

Flats rely more on society documents, MahaRERA and the occupancy certificate. Independent bungalow and plot sales inside municipal limits need the property card plus Index II.

Where is the official Pune property card issued?

The city-survey office for that authority — PMC for old Pune municipal limits, PCMC for Pimpri-Chinchwad. Certified copies come from that office, not from a third-party website.
