The Ferfar (फेरफार) is the Maharashtra mutation register - the running record of every change in who holds title to a survey number. Sales, gifts, partitions, inheritances, NA conversions, court orders, mortgage entries: each becomes a Ferfar entry, and the 7/12 is updated only after the Ferfar is sanctioned by the talathi or tahsildar.

The Ferfar is the chain of title. The 7/12 is the current state of one parcel; the 8A is the cross-survey rollup for one khata. A buyer or lender who signs on a 7/12 without reading the Ferfar can miss an inheritance entry that never closed, a pending NA conversion, or a court-stay mutation.

What is the Ferfar in Maharashtra?

+

Ferfar (फेरफार) is the mutation register - the running record of every change in who holds title to a survey number. Sales, gifts, partitions, inheritances, NA conversions, court orders: each becomes a Ferfar entry, and the 7/12 is updated only after the Ferfar is sanctioned by the talathi / tahsildar.

How is Ferfar different from 7/12?

+

The 7/12 is the current state of the parcel (owners, area, crops, loans). The Ferfar is the chain of changes that got it there. A clean 7/12 with a pending Ferfar is unfinished business: the new owner is on the entry but the extract hasn't caught up. Always check the Ferfar history before buying or lending.

Why does a Ferfar matter for a buyer or lender?

+

A 7/12 alone proves who is on title TODAY. The Ferfar proves the CHAIN of title. A buyer who signs on a 7/12 without reading the Ferfar can miss an inheritance entry that never closed, a pending NA conversion, or a court-stay mutation. A title opinion that skips Ferfar is incomplete.

How long does a Ferfar take to sanction?

+

Standard timeline: 30 days from filing at the talathi office, escalates to the tahsildar at 30 days, to the sub-divisional officer at 60 days, and to the district collector for complex cases. Aaple Abhilekh accepts online mutation filing for most talukas; the entry is digitised faster than paper.

What does an entry look like?

+

A Ferfar entry carries: serial number, filing date, mutation type (sale, gift, partition, inheritance, NA order, court order, mortgage entry), a one-line description, and the buyer / seller or party names. Each sanctioned entry updates the 7/12 column it affects.

Is Ferfar free?

+

Yes - every Arsa Build Desk tool is free, no signup, no email gate. In live mode the call goes to the official Mahabhumi getMutationRegisterImageView endpoint; in demo mode the tool returns a simulated sample with a clear banner.

What if the entry is wrong?

+

File a correction Ferfar at the talathi office, attach the registered document (sale deed, gift, partition, court order). The corrected entry replaces the wrong one. Most corrections take 30–60 days. Aaple Abhilekh accepts online mutation filing in most talukas.

How do I verify?

+

Every result carries a Mahabhulekh deep link. For a signed copy of the mutation image, open Aaple Abhilekh (aapleabhilekh.mahabhumi.gov.in) and select the mutation register with the same district, taluka, village and entry number.
