The 8A is the holding statement for one khata (revenue account). Where the 7/12 describes a single survey / gat number, the 8A rolls up every parcel standing in that account in the village: holder name, each survey number, area, class, and the annual land-revenue assessment (जुजी). (4) Open the 8A / खते view. (5) Save the unsigned copy for a first check. (6) For a bank or court file, order the QR-signed copy on Aaple Abhilekh (aapleabhilekh.maharashtra.gov.in) or Digital Satbara. Viewing the unsigned extract is free; the signed copy carries the small government fee. Any site charging for the extract itself is reselling a public record.

Khata number at the top is the account ID that ties every row. Holder name must match the 7/12 bhogvatdar and the seller on the deed — a mismatch is a pending mutation, not a spelling quirk. Total area is the sum of every survey under the khata; if it is smaller than the 7/12 you were shown, a hissa is missing. Annual assessment is the land-revenue demand the talathi bills. The parcel list (survey + area + class) is the cross-check against each 7/12. Trees, wells and fallow flags sometimes appear as remarks — they change NA and valuation.

Crop loans and agricultural mortgages: 7/12 of the mortgaged parcel plus 8A of the borrower’s full village holding. Family partition: the 8A is the starting inventory. NA conversion: the collector wants the full holding, not one gat. A Pune / Baramati buyer on a fringe plot should pull 8A before the token — a “clean” 7/12 with a loaded 8A is a different deal. Use the signed copy for the loan file; the Mahabhulekh view is only a first pass.

Name spelling vs Aadhaar / PAN: file a correction Ferfar, do not “live with it”. Khata split after a partition that never closed: the 8A still shows the old joint holding until the mutation sanctions. Survey listed on 8A but missing on Mahabhunakasha: unmapped hissa or pending Ferfar — stop and verify at the talathi.
