Baramati property tax and NOC: rates, payment and the 2026 procedure

1. What Baramati property tax covers

The Baramati Municipal Council (BMC) levies property tax on buildings and vacant plots inside the municipal limits. It bundles general tax, water and conservancy with street-light and fire charges in most bills.

  • general tax
  • water and conservancy
  • street-light
  • fire charges
  • Houses
  • shops
  • industrial sheds in the MIDC belt
  • vacant land
  • use
  • area
  • construction type

2. The 2026 assessment and rates

Property tax in Baramati is calculated on the annual rateable value, derived from the covered area, construction type (RCC, load-bearing, shed) and use (residential, commercial, industrial). BMC publishes the assessment and rate schedule each year; residential rates are a fraction of the commercial slabs, and MIDC industrial sheds are assessed on the built-up plinth. The precise number for a plot depends on its sanctioned area and the current BMC assessment year.

3. How to pay online

BMC runs online property-tax payment on the Baramati Municipal Council citizen portal (and on the IGR / MahaOnline gateways where linked). You need your property tax assessment number or ward and owner details. Pay before the due date to avoid the standard 2% per month penalty on arrears, which itself becomes part of the next bill.

4. Arrears, penalties and revision

Unpaid tax accumulates simple interest (commonly 2% a month) and can eventually be recovered against the property, so a purchaser inherits the arrears at sale. Conversely, if your assessment is wrong, you can apply for re-assessment or complaint before the next bill.

5. The NOC: when you need one

A No Objection Certificate from BMC is required in several situations: when the property is being sold or mortgaged (bankers ask for it), when water or sewer lines are being connected, and often as part of a building-permission file. The NOC confirms the tax account is clear; clear the tax first or the file stalls.

6. How the tax account affects construction

When we quote a Baramati project we check the property-tax history in the title due-diligence step. An uncleared account or a gap in the NOC chain surfaces at loan or permission stage. Our Baramati property-tax update posts flag rate and NOC changes as the council publishes them.
