The safest construction project is the one that is checked before the first payment. Use this checklist from plot selection to handover, with the authority, budget and site decisions made before the slab is cast.

1. Plot and authority checks

Start with the records, not the brochure. Read the current 7/12, check pending Ferfar entries, and use a property card or CTS record for an urban plot. Confirm the land use, NA or approved-layout status, road access, water and power availability, and the authority covering the plot. Run the building permission checker before you freeze the plan.

2. Design, soil and sanction

Write the family brief, then commission the architect and structural engineer from the same plot data. A two-bore soil test should come before the foundation design. The drawing set must show setbacks, FAR or coverage, parking, access, water lines, electrical provision and the final room arrangement. File with the correct PMC, PCMC, PMRDA, Baramati Municipal Council or Gram Panchayat route, and do not start excavation until the applicable sanction and commencement approval are in hand.

3. Budget and quotation checks

Ask every bidder for the same line-item quotation: earthwork and foundation, RCC, brickwork and plaster, flooring, doors and windows, electrical and plumbing, false ceiling, kitchen and wardrobes, paint, compound wall, external works, permissions, GST and handover items. Name the cement and steel grades, flooring specification, hardware and sanitaryware. 4. Contract and payment milestones

Put the scope, exclusions, material brands, drawing revision, start date, milestone dates, delay clause, change-order process, warranty and defect-liability period in writing. Tie payments to verified physical milestones: mobilisation, foundation or earthwork, slab, brickwork, plaster, finishing and handover. Do not release a large advance against a verbal promise. Photograph or record each milestone and keep the approved plan, receipts and reports in one project file.

5. Site execution checks

Check excavation levels and soil against the structural drawing before pouring. Verify steel, cement, brick or AAC specification, concrete grade, cover, curing and cube-test records. Track column and beam dimensions against the sanctioned plan. Keep electrical and plumbing chases coordinated before masonry closes. During monsoon, protect stored material, open excavations and fresh work; schedule major concrete work around the site conditions your engineer confirms.

6. Finishes, waterproofing and services

Freeze flooring, kitchen, wardrobes, lighting and paint specifications before late-stage work begins. Test waterproofing at wet areas and the terrace, check bathroom slopes and drainage, pressure-test plumbing, test electrical points and earthing, and record the result. 7. Handover and closeout

Do not accept keys against a verbal “all done”. Walk the home with a written snag list covering civil cracks, waterproofing, flooring levels, door alignment, electrical points, plumbing flow, drainage, paint, compound wall, gate and external drainage. Collect test certificates, material records, approved as-built drawings, warranties, the occupancy process file and the written defect-liability commitment.
