Foundation Types for Houses in Maharashtra — Which One You Need

1. Strip foundation

Strip of concrete below load-bearing walls. Used for 1–2 storey buildings on stable soil. Cost: ₹400–700/sq ft of foundation. Depth: 1–1.5 m.

2. Raft / mat foundation

Full concrete slab under the entire building. Used for soft soil, high water table, or 3+ storeys. Cost: ₹900–1,500/sq ft. Depth: 1.5–2.5 m.

3. Pile foundation

Deep concrete or steel piles to hard strata. Used for very soft soil, coastal areas, or high-rises. Cost: ₹2,000–4,000/pier. Depth: 3–15 m.

4. Pier foundation

Individual piers under each load point. Used for sloping sites or partial basements. Cost: ₹1,200–2,500/pier.

5. How to choose

Get a soil test first (plate load test + SPT). If SPT N-value > 15 and water table < 1.5 m: strip foundation. If N-value 5–15 or water table 1–3 m: raft. If N-value < 5 or water table > 3 m: pile. Our soil-foundation guide covers the testing process.
