What does turnkey construction mean for a home project?
Turnkey is not a fancy word for 'we'll do everything'. It is a specific contract structure: one written quotation, fixed price, one site engineer, one handover. The benefits are real - and so are the trade-offs.

1. What 'turnkey' actually means
Turnkey = one contract that covers architectural plan, structural design, soil test, building permission, RCC, brickwork, plaster, flooring, doors and windows, electrical and plumbing, false ceiling, modular kitchen, wardrobes, paint, compound wall, external works, interiors, and handover. The keys are handed to you. You don't chase three contractors.
2. The fixed-price quotation
A turnkey quotation is a fixed-price quotation, not an estimate. We share a line-item breakdown before contract: UltraTech cement, Tata Steel, Kajaria tiles, Jaguar sanitaryware, Asian Paints. The risk of cost overruns from material price changes sits with us, not with you.
3. One site engineer, one number
You have one phone number. The site engineer runs the project, coordinates the trades, manages the material, and updates you. There is no scope debate between the structural contractor, the finishing contractor, and the interior contractor - because there is only one contractor.
4. The 8–12% saving
Turnkey is 8–12% cheaper than item-wise in practice, because of bulk material pricing, single-site supervision, and zero scope-debate cost. We share both quotes side-by-side so you can see the difference.
5. The handover file
On handover, you get: as-built drawings, material test certificates, electrical and plumbing test reports, manufacturer warranties, and a written 1-year defect-liability commitment. After handover, we're a phone call away for any of it.

Can I supply my own materials in a turnkey contract?

You can, but it removes most of the saving. The bulk material pricing is where the saving comes from. If you have a strong preference on a specific brand, we incorporate it into the spec.
What if I want to change the scope mid-project?

We handle change orders in writing, with a price impact shared before the change is made. The base contract is fixed; the change order is its own little contract.
