How to choose a home construction company for your plot
There are two kinds of 'construction company' in Pune and Baramati: a builder (does the work) and a broker (sub-contracts it). The price looks similar. The result is not. Here is how to tell.

1. Who actually does the work?
Ask, in writing: 'Who will be the mason, bar bender, and tiler on my site - your employees, or your sub-contractor's?' A builder has their own crew, on their own payroll, with their own site engineer. A broker sub-contracts the work and walks away.
2. The site engineer, in writing
Ask: 'Who is the site engineer, and what is their mobile number?' A builder will tell you the name, the number, and the experience. A broker will tell you they have 'a team'.
3. The material spec, line-itemed
Ask for a line-itemed quotation with named brands. UltraTech / Tata Steel / Kajaria / Jaguar, by name. If the quotation says 'cement' and 'steel' without the brand, the broker is going to buy the cheapest, and the saving is on your slab.
4. The milestone schedule, with a delay penalty
Ask: 'What is the milestone schedule, and what is the delay penalty if you miss it?' A builder has a written schedule, with a delay-penalty clause. A broker will tell you the schedule verbally and the delay penalty will not exist.
5. The handover file
Ask: 'What do I get on handover?' A builder gives you as-built drawings, material test certificates, manufacturer warranties, and a 1-year defect-liability commitment. A broker gives you the keys and a final invoice.
Real questions, real answers.
How do I tell a real builder from a contract broker?

Ask five questions, in writing: who is the site engineer, what brands of material, what is the milestone schedule, what is the delay penalty, what is the handover file. A real builder has clean, written answers to all five. A broker does not.
What is the average delay on a typical Pune home project?

On a turnkey contract with a written delay-penalty clause: under 5% of projects. On a labour-only contract: 30–60 days on a typical 8-month project. The contract structure is the lever.
What is the 1-year defect-liability commitment?

If anything we did fails in the first year (a tile pops, a fitting leaks, a switch trips), we come back and fix it - no invoice, no debate. Most builders don't offer this. We do, in writing.
