1. The portals moved - use these addresses
The state consolidated its land-records services onto the mahabhumi.gov.in platform. The old mahabhulekh.maharashtra.gov.in and aapleabhilekh.maharashtra.gov.in addresses no longer resolve, and any third-party site still quoting them is a mirror, not the source. The live official portals today: bhulekh.mahabhumi.gov.in is Mahabhulekh itself - the free 7/12 and 8A view for every district, taluka and village, no login and no fee. aapleabhilekh.mahabhumi.gov.in is Aaple Abhilekh - mutation (ferfar) application and tracking, and certified extracts. digitalsatbara.mahabhumi.gov.in is the Digital Satbara (DSLR) service - the digitally signed, QR-verifiable copies that banks, courts and NA files actually accept. All three are government services; anyone charging you for the free view is reselling a public record.
2. Checking a 7/12 step by step (free, about two minutes)
On bhulekh.mahabhumi.gov.in the flow is: select your division, then district, then taluka, then village; the search screen then takes either the survey or gat number, or the owner's name. Enter what you have - in most of western Maharashtra parcels are known by gat number, in Vidarbha and some other regions by survey number; they are the same identifier under different local names - and the extract renders on screen instantly. No captcha dance beyond the usual login-free check, no documents to upload, no fee. What you are looking at is a view of the current record: it tells you who the revenue department recognises as owner, what the land is classified as, and everything noted against the parcel.
3. Reading what came back
Left to right, the fields that matter: the survey/gat number and any subdivision (the exact sub-plot you are buying must exist as its own entry - a share in someone else's gat is not a sold plot); the land class - jirayat (dry crop), bagayat (irrigated/garden) or potkharab (uncultivable) - which drives what you can do with it and what NA will cost; the area, in hectares-ares or gunthas depending on screen; the owner column with names and shares; the cultivation and crops entries by season; and the mote / encumbrance column, where mortgages, court injunctions and tenancy or sale restrictions are recorded. A zero or blank mote means no encumbrance is recorded on that copy - not that none exists, which is why a lawyer still pulls the EC for anything serious.
4. When the free view is not enough - the signed copy
A printout of the free view is a reading aid. When a bank sanctions a loan against the parcel, a court accepts the record, or an NA or building-permit file attaches the document, the copy must carry a digital signature and QR code that verifies against the revenue database - that comes from Digital Satbara (digitalsatbara.mahabhumi.gov.in) or Aaple Abhilekh, with Aadhaar-OTP login and a small government fee per document. 5. 'Record not found' and other dead ends
Three causes cover almost every failed search. Village renamed or split - try the parent village name and check spelling against the taluka list, since the portal matches the official record, not local usage. Ownership transferred but mutation not yet sanctioned - the sale deed is registered, but until the ferfar entry is approved the 7/12 still shows the seller; that mismatch is exactly what must be resolved before money changes hands, and the application and tracking for it sit on Aaple Abhilekh. 6. Watching a parcel instead of re-checking it
Records change under you: a mutation gets sanctioned, a loan gets noted, a share gets transferred.
