Everyone asks 'how long will construction take?' The honest answer for Pune in 2026: 8–10 months for a standard G+1 bungalow on a typical plot. Here is the phase-by-phase breakdown, the delays that actually happen, and how to track progress without chasing the site engineer every day.

1. The honest timeline: 8–10 months, not 6

Most builders quote 6 months because it sounds good. The reality on a typical 2,000 sqft G+1 bungalow in Pune: planning and permissions take 2–3 months, construction takes 5–7 months, and handover plus punch-list takes 2–4 weeks. That is 8–10 months total. Weather delays (monsoon), material price hikes, and permission bottlenecks are the three biggest time killers — and they all happen.

2. Phase 1: Planning & permissions (4–6 weeks)

Soil test (1 week), architectural plan + structural design (2–3 weeks), building permission application (15–30 days in Pune), and the approval itself (15–30 days after application). The permission process is the longest single phase and the one nobody plans for. Start it the moment you have the plot — not after the plan is ready.

3. Phase 2: Foundation & RCC (3–4 weeks)

Excavation and foundation (1 week), RCC footing and column work (2 weeks), and RCC slab for ground floor (1 week). Weather-dependent — rain can halt excavation for days. A two-bore soil test in Pune costs ₹8,000–₹15,000 and changes the foundation design. Don't skip it.

4. Phase 3: Brickwork & plaster (4–5 weeks)

Brickwork for G+1: 3–4 weeks depending on wall thickness and window openings. Plaster: 1 week. Monsoon is the biggest delay here — rain stops brickwork and plaster cures poorly in high humidity. We schedule brickwork April–May and September–November when possible.

5. Phase 4: Roofing & floor slab (2–3 weeks)

Roof slab (1 week), roofing tiles/metal sheet (1 week), and floor slab for the first floor (1 week). Flat-roof waterproofing membrane: 2–3 days. Clay tile roofing: 5–7 days. Metal sheet: 3–5 days.

6. Phase 5: Electrical & plumbing (2–3 weeks)

Conduit and wiring (1 week), plumbing pipes and fixtures (1 week), and testing (3–5 days). This phase overlaps with plaster — electricians go in before plaster, plumbers after. Coordination is the biggest risk: if the architect, electrician, and plumber don't talk, you get walls with no switches and bathrooms with no drainage.

7. Phase 6: Interior & finish (3–4 weeks)

False ceiling (3–5 days), flooring (1 week), modular kitchen (2–3 weeks), wardrobe (1 week), paint (1 week), and doors/windows (3–5 days). The modular kitchen is the longest lead item — order it at the start of Phase 5, not Phase 6.

8. Phase 7: External works & handover (2–3 weeks)

Compound wall (1 week), gate and parking (3–5 days), external electrification (MSEDCL — 1–2 weeks wait), water connection (local authority — 1–2 weeks), and the punch-list walkthrough (2–3 days). The MSEDCL and water connection waits are outside our control — build them into the timeline.

Permission delays (the #1 cause), monsoon rain (June–September), material price hikes (cement and steel swing weekly), soil-test surprises (black cotton soil requires raft foundation, not strip), and owner-initiated changes ('can we move that wall?'). The biggest controllable delay is owner changes after construction starts — every change adds 1–3 weeks.

Ask for a milestone schedule at contract: each phase with start date, end date, and payment trigger. Check progress at the payment milestones — not daily. Take photos at each phase.
