What is the village map behind the 7/12?

+

The 7/12 tells you who owns the parcel and what grows on it. The village map (महाभूनकाशा) tells you where the boundaries run. On MahaBhunakasha (mahabhunakasha.mahabhumi.gov.in) you pick district → taluka → village, click your survey/gat number, and read the parcel's area and shape.

Is the map the same as the 7/12?

+

No. The 7/12 is the textual record. The map is the spatial half: it shows the boundaries, the adjacent survey numbers, the road, the dam. A discrepancy between fence and map is the most common red flag at a site visit.

What is the Mojni (मोजणी) in the village map?

+

Mojni is the measured survey drawing. The map on MahaBhunakasha is a sketch of record; the mojani is the precise measured drawing from the inspection office. For a boundary that will stand up in court or for a construction setback calculation, get a private licensed surveyor's drawing tied to the official mojani.

How accurate is the parcel locator?

+

The Mojni project returns the lat/long of the survey number's centroid. For a typical 1-hectare village parcel that's ±5m accuracy. A measured mojani is more precise.

Is the map view free?

+

Yes - MahaBhunakasha is free for every district, taluka and village. The Arsa parcel-map tool uses the public OSM layer by default and links to the official Mahabhunakasha cadastral viewer. In live mode the parcel's actual lat/long is applied as the map centre.

Why does my parcel not appear on the map?

+

Three common reasons: (1) the survey number is mis-typed; (2) the village is on a sub-divisional paper map that hasn't been digitised yet; (3) the parcel is in a gated colony or housing society and the boundaries are governed by the layout plan, not the village map. For each, the fix is the same - file a request at the talathi office or contact the layout's architect.

Can I use the map to build?

+

For construction, the map is the base for the setback lines, the approach-road width and the FSI math. Pune and Baramati building-permission filings (PMC, PMRDA, the collector's NA route) all require the parcel boundary as per the survey map. A fence-line that has always been there does not count.

Where do I verify?

+

MahaBhunakasha (mahabhunakasha.mahabhumi.gov.in) is the official viewer. The tool here gives you the deep link; the official viewer is the one that accepts the boundary drawing for a building-permit file.
