Gat Number Nakasha Maharashtra 2026 - Check & Download Map

The nakasha is the map half of your 7/12 - it shows the shape, boundaries and gat/survey numbers of the land the extract describes in words. Here is how to open it on the official Mahabhunakasha portal, read gat vs survey vs hissa numbers, download the PDF, and fix the plot-not-visible problem.

Gat Number Nakasha Maharashtra 2026 - Check & Download Map

1. What the 7/12 nakasha is (and what it is not)

The 7/12 extract states who owns the land and how much they own, while the nakasha (BhuNaksha, cadastral map) shows where the land is — including the parcel's shape, boundaries, neighbouring gats, roads and water bodies.

However, the map proves nothing about ownership by itself: always verify the gat you see against the current 7/12 extract (owner, area, hissas) and the Ferfar mutation record.

2. Find your village map

Interactive · no signup

Find your village map in 3 taps

2 · Open the official map portal and choose: Pune division → Pune district → your taluka → your village → Rural or Urban → gat/survey number.

Baramati, Haveli, Maval, Junnar and Khed talukas fully mapped. Pick Urban for PMC/PCMC plots, Rural for Gram Panchayat land.

3 · On the map, tap your gat number → Map Report → verify owner, area and hissa against the 7/12. Map shows shape; the 7/12 proves ownership. If the plot doesn't load, see the troubleshooting section below - wrong Urban/Rural selection causes most failures.

3. Check nakasha online, step by step

On mahabhunakasha.mahabhumi.gov.in: select Maharashtra, pick the Urban or Rural category, then Division → District → Taluka → Village → map type. The village map loads in the right pane. Enter the gat or survey number in plot search (or tap the parcel directly), then open Map Report for the parcel details and the linked property-card/7/12 references. For the extract itself, use the 7/12 checker tool with the same village selection. To skip the portal navigation, open the parcel in our nakasha map viewer instead.

4. Gat number vs survey number vs hissa (read this once)

A gat number is the large parcel unit in the block survey system; inside a gat, survey/sub-survey numbers mark subdivisions; a hissa is a further share-split (e.g. Gat 123, Hissa 4). Solapur–Satara belts routinely carry gat numbers with a dozen hissas — verify EVERY hissa's 7/12, because ownership, area and court dav disputes attach at hissa level, not gat level.

Khata numbers (khata/khatauni) are the account-side identifier the extract also carries — match khata, gat and area across map, extract and sale deed before any token amount.

5. Download, print and the app question

Map Report prints to A4/A1/A0 via the browser print-to-PDF option — that printout is a reference copy, not a certified record; certified copies come from the taluka land-records office.

There is no official Mahabhunakasha app — Play Store apps using the name are third-party and unlinked to the government; never pay inside them.

Viewing and downloading on the portal is free.

6. Plot not visible? Fix it in this order

  1. 01Confirm Digitization StatusAccept that some villages are not fully digitised yet; the taluka office confirms coverage

7. The companion records: 8A, Ferfar, property card

8A (holding extract) summarises all your holdings in the village - pull it alongside the 7/12. Ferfar is the mutation diary: every ownership change, NA conversion and court remark reaches the 7/12 through a Ferfar entry, so a clean-looking extract with a pending Ferfar is unfinished business. Urban plots live on property cards with CTS numbers rather than gat maps. Our NA/gunthewari guide covers conversions; the land tracker watches a 7/12 for Ferfar changes automatically.

8. Builder's check before you pay a token

Map shape matches the site visit. Gat + all hissas verified on current 7/12s. 8A holdings consistent. No pending Ferfar or court remarks. Zone confirmed on the development plan (map doesn't show zone). Access road on record, not just on ground. Ready-reckoner value pulled for duty math. Six ticks - this is the same verification we run on every plot before quoting construction, and the land tracker keeps watching it after you buy. Two of those six ticks have their own guides: the zone certificate and part plan process for confirming land use and reservations, and the village map and gat number walkthrough for reading the parcel itself.

FAQ

Real questions, real answers.

How do I check my 7/12 nakasha online in Maharashtra?

+

On mahabhunakasha.mahabhumi.gov.in select state, Urban/Rural category, Division → District → Taluka → Village, then search by gat or survey number and open Map Report. Use the district finder above for the exact path.

How do I download the nakasha as PDF?

+

Open Map Report for your gat, then browser print → Save as PDF (A4/A1/A0). It is a reference copy; certified copies come from the taluka land-records office. Viewing and downloading are free.

What is the difference between gat number and survey number?

+

A gat is the large block-survey parcel; survey/sub-survey numbers subdivide it; hissas split it further among holders. Verify every hissa's 7/12 - disputes attach at hissa level.

Why is my plot not visible on Mahabhunakasha?

+

Usually: wrong Urban/Rural category (urban plots need CTS/property card instead), a spelling slip in district/taluka/village, number-format spacing, peak-hour lag, or a village not yet fully digitised. Work through the troubleshooting section above in order.

Is there any charge for Bhunaksha Maharashtra?

+

No - viewing and downloading on the official portal are free. Avoid third-party apps using the portal's name; never pay inside them.

Can I see my plot on satellite view with gat boundaries?

+

The official portal shows the cadastral map, not live satellite imagery with boundaries overlaid. Use the nakasha for legal shape and a maps app satellite layer only for orientation - boundaries on satellite views are approximate.

How is the 8A utara linked to the nakasha?

+

The 8A summarises your total holdings in the village while the nakasha maps each parcel. Pull both: 8A for 'what do I own here', nakasha + 7/12 per gat for 'exactly where and how much'.
