Ready Reckoner Rates by Town 2026 - IGR & e-ASR Maharashtra

1. How the ready reckoner works

IGR Maharashtra publishes the Annual Statement of Rates per village, lane and zone. Stamp duty is paid on the higher of the ready reckoner value or the agreement value. When a market is rising the RR trails it; in flat years it catches up. Always budget on the higher of the two.

3. How to read your exact survey rate

Open easr.igrmaharashtra.gov.in (e-ASR 2.0) or the district ready-reckoner PDF, pick your village, and read the lane/zone column for your survey number. The rate is per square metre for land and per square foot of built-up for buildings. Note the type column: residential, commercial, industrial.

4. Stamp duty your rate triggers

Take the higher of RR value and agreement value, then apply: 7% total in PMC/PCMC (5% base + 1% metro cess + 1% LBT). 5–6% in Baramati and other municipal councils. 4–5% in Gram Panchayat areas. Female owners get a 1% concession on residential. Registration adds 1% capped at ₹30,000. Our stamp duty calculator does the whole sum with a jurisdiction selector.

5. Why the RR matters for construction too

The RR value is also used for development charges, betterment charges in some authorities, and family/partition valuations. When we price a turnkey project we pull the plot's RR as part of the title due-diligence - it is one of the first numbers a sub-registrar will check at registration.

6. Keep it current

IGR updates the ASR periodically (and issues corrigenda). Our Update Desk posts every IGR circular the day it publishes, and the ready-reckoner posts for Pune and Baramati carry the latest figures. Bookmark the e-ASR portal and re-check your village's rate before you sign any agreement.

8. Ready reckoner rate by town - local rate & build guides
