1. NA conversion, first

Agricultural land in Maharashtra cannot be used for a farmhouse without NA (non-agricultural) conversion. The conversion is filed with the District Collector, takes 6–12 months, and costs ₹50,000–₹2,00,000 depending on the area and the taluka.

2. The farm-building plan

On NA-converted land, the farm-building plan is filed with the local authority — PMRDA, the District Collector's office, or the Gram Panchayat, depending on where the land is. The plan must follow the farm-building rules:

  • Max 10% plot coverage
  • Max G+1
  • No permanent RCC slab on the farm boundary

3. The right kind of farmhouse

A farmhouse in Maharashtra is typically a G+1 with a sit-out, 1–4 bedrooms, a sit-out verandah, a small farm-help quarter, and a tank. The look is earthy - exposed brick, stone, wood, terracotta. The brief is for a home that sits in the land, not on it.

4. Cost per sqft for a farmhouse

Standard finish farmhouse: ₹2,200–₹2,800 per sqft. Premium finish: ₹3,200–₹4,500 per sqft. The cost is similar to a regular bungalow, but the structural scope is smaller (less coverage, smaller BUA).
