MahaRERA OC Status Check Online | Occupancy Certificate on the Project Page

GSC already sends “maharera oc status check online” and “maharera occupancy certificate” to our RERA tracker. This page is the OC-only walkthrough: where the filing sits on the MahaRERA project page, why possession without OC is not legal possession, and what to do if the builder says the OC is “applied”.

MahaRERA OC Status Check Online | Occupancy Certificate on the Project Page

1. What OC means on a MahaRERA project

The Occupancy Certificate is the planning authority’s (PMC / PCMC / PMRDA / MHADA) confirmation that the building was built as sanctioned and is safe to occupy. MahaRERA does not issue the OC - it displays whether the promoter filed it. No OC = no legal possession, blocked water/power in many cases, and a resale / loan problem. Run the MahaRERA tracker then confirm the OC on the authority’s portal.

2. How to check OC status on MahaRERA (no login)

Open maharera.maharashtra.gov.in project search. Search by project name, promoter, or P521… number (Pune region). Open the specific project. Under documents or completion filings, look for the occupancy certificate, completion certificate, or Form 4 / architect’s certificate as officially filed. Public search is available and requires no login. Note: a claim of "OC applied" on a brochure is not equivalent to an official filing.

3. Possession offered, no OC filed

Treat it as a stop. The promoter may offer fit-out possession or keys — that is not legal occupancy. Home-loan final disbursement and society formation both expect OC (Occupancy Certificate).

4. Bungalows and plots - MahaRERA often does not apply

Standalone houses on plots under 500 sqm and comprising fewer than 8 units are exempt from MahaRERA registration. However, these properties still require an OC (Occupancy Certificate) or a completion/occupancy certificate issued by the relevant local authority—such as the PMC, PCMC, PMRDA, or the Gram Panchayat.

For guidance on securing building permissions and occupancy clearances in such cases, refer to our comprehensive building-permission guide, which outlines the correct procedural path.

5. Four other checks on the same project page

(1) Status = Valid, not Lapsed or Revoked. (2) Registered possession / completion date vs today. (3) Complaint history. (4) Each phase / tower has its own registration. OC on phase 1 does not cover phase 2. Marketing name must match the registered name.

6. OC vs CC vs sanctioned plan

CC (commencement certificate) allows excavation to begin. The sanctioned plan defines what may be constructed, while OC (occupancy certificate) represents the end-state of a lawful building. Purchasing property based on CC and a brochure involves buying a promise, whereas purchasing on OC ensures a completed, legally compliant structure. For construction clients, we file the OC with the same authority that approved the plan—this process differs from MahaRERA filings for apartments.

FAQ

Real questions, real answers.

How do I check MahaRERA OC status online?

+

Search the project on maharera.maharashtra.gov.in (no login). Open documents / completion filings for the occupancy certificate. Our RERA tracker prepares the search and checklist; the official register remains the live source.

Does MahaRERA issue the occupancy certificate?

+

No. PMC, PCMC, PMRDA, MHADA or the relevant authority issues it. MahaRERA shows whether the promoter filed it.

Can I take possession without OC?

+

You can be handed keys. You do not have legal occupancy. Water, power, loans and resale routinely block. Do not treat brochure “OC applied” as OC.

How do I check OC for a bungalow in Pune?

+

MahaRERA usually does not apply. Ask the planning authority (PMC / PCMC / PMRDA / GP) for the occupancy / completion certificate on the sanctioned plan.

What if the project is completed but OC is not filed on MahaRERA?

+

Ask the promoter for the authority-issued OC PDF and match it to the sanctioned plan. If they cannot produce it, do not close. Consider a MahaRERA complaint if the registered date has passed.
