How to Check a MahaRERA Project Before You Buy (2026)

1. Where to search

The official portal is maharera.maharashtra.gov.in – use the public project search (sometimes labelled 'projects search result'). It is open to everyone, and no login is required to perform a search. Our MahaRERA tracker tool wraps the same search with extra flags specifically for Pune buyers.

2. Search by project name

Type part of the project name (e.g. 'Arsa Green', 'Kharadi Residency'). The portal returns every registered project matching it, with the RERA registration number, promoter, district, and status. Match the exact spelling with the brochure — similar names are common.

3. Search by RERA registration number

The RERA registration number is the most precise key for searching a project. For example: P52100030001 – where "P" stands for the region, "521" represents Pune (Mumbai is P518, etc.), followed by the project's serial number. Entering the complete registration number in the project search field directs you straight to that specific project's page.

4. Search by promoter

Search the promoter's name to see every project they have registered - completed, ongoing, lapsed, revoked. A promoter with multiple lapsed or revoked projects is a serious red flag. Cross-check the promoter name in the agreement matches the registered one.

5. What to check on the project page

  • Carpet area vs the sanctioned plan (must match what is sold).
  • OC status — no filed OC before possession is a warning.
  • Complaint history — look for repeated buyer complaints about delay or quality.
  • Possession date — MahaRERA registers the committed schedule; delays entitle you to interest.
  • Check architect and engineer endorsements.

6. When MahaRERA does not apply

Standalone houses (fewer than 8 units, plot under 500 sqm) are outside MahaRERA registration - but they still need the Occupancy Certificate from the planning authority. For those, verify with PMC/PCMC/PMRDA directly, then read our MahaRERA & OC guide.

FAQ

Real questions, real answers.

Do I need to login to search MahaRERA projects?

+

No - the public project search on maharera.maharashtra.gov.in needs no account or login; type a name, RERA number or promoter and read the full record free. Our RERA tracker prepares the search term and takes you to the official register without claiming to mirror the live record.

How do I search a MahaRERA project by name?

+

On maharera.maharashtra.gov.in project search, type the project name - no login needed. Our RERA tracker prepares the term and gives you a due-diligence checklist; use the official register for the live result.

What is a MahaRERA registration number format?

+

It is P + region + serial, e.g. P52100030001 for Pune. P518 is Mumbai/Thane region. The full number appears on the brochure, agreement and the MahaRERA page.

Can I check a project without a registration number?

+

Yes - search by project name or promoter name. If no result comes back, the project is either not registered (a violation if it needs to be) or spelled differently - confirm the exact name.

What do I check before possession?

+

The OC status on the MahaRERA page and the authority's records. No OC means no legal possession, no water/power, no resale. File a complaint route for delays - MahaRERA allows interest on delayed possession.

Do bungalow builds need MahaRERA registration?

+

Not if under 8 units and under 500 sqm plot - but the Occupancy Certificate is still mandatory. For apartment and plotted projects, registration is compulsory and its absence is a major red flag.
