How to pay stamp duty and register a property in Maharashtra.
1. Pay the duty online (GRAS / e-Secure)
Maharashtra collects stamp duty through the GRAS e-challan system or the IGR e-Secure payment portal. You get a challan number and a paid receipt - keep both; the sub-registrar verifies the challan against the record at appointment.
2. Stamp the article (e-stamping)
For instruments not paid via the e-challan route, use e-stamping through the authorised collection centre. The stamp certificate reference number goes into the deed. Physical stamp paper is no longer the norm in Maharashtra.
3. Book the SRO appointment
Registration happens at the sub-registrar office (SRO) with jurisdiction over the property. Book a slot on the IGR appointment portal. Both buyer and seller (and two witnesses) must attend with originals.
4. Documents at the SRO
Sale deed (stamped), PAN and Aadhaar of both parties, passport photographs, the paid challan, proof of the higher-of valuation (agreement or e-ASR), previous title deed, property card or 7/12, and any NOC (society, bank, or authority). Missing one document is the most common reason for a turn-away.
5. Fee, biometrics and the registered deed
Registration fee is 1% of value capped at ₹30,000, plus scanning and other nominal charges. Biometrics are captured, the deed is scanned, and you receive the registered document - usually the same day, sometimes after 1–3 days at busy SROs.
6. Then update the record (Ferfar)
Registration alone does not change the 7/12 or property card. File the mutation (Ferfar) at the talathi/circle office so the revenue record shows the new owner - see our Ferfar tool and the property-card guide. Banks and future buyers read the revenue record, not the deed alone.
