What is the Form 12 / पीक पाहणी?

+

Form 12 (पीक पाहणी) is the official crop-sown record - every agricultural survey number has a seasonal crop entry, surveyed by the revenue patwari (ePeek app). Used for crop loan underwriting, NA eligibility (fallow > 5 yrs triggers a separate route) and for valuation.

How is the crop data collected?

+

The patwari (talathi) surveys the village twice a year - Kharif (June–October) and Rabi (October–March) - and files the crop on the ePeek mobile app. The data flows to Mahabhumi and the district dashboards. Survey numbers under urban use show 'NA' (non-agricultural) or are skipped.

What is the fallow-forever flag?

+

A survey number with no agricultural activity for 5+ consecutive years is flagged कायमची पडीक (permanently fallow). It changes the NA route: a permanent fallow plot can be converted to NA without the standard soil-crop productivity argument. Buyers on fallow land should check the flag before closing.

How do I check the tree-on-dam count?

+

Trees on the dam (डावावरील झाडे) are a separate flag, often for mango or coconut. They affect valuation and the NA fee. Mahabhumi's getTreeInformationOnDamOfSurveyNo returns the count and species; this tool surfaces it next to the crop.

Is this free?

+

Yes - every Arsa Build Desk tool is free, no signup, no email gate. In live mode the call goes to the official Mahabhumi Form 12 project; in demo mode the tool shows a clear banner and links to ePeek.

What year should I use?

+

The current year if the Kharif survey is in. For Rabi, use the same calendar year. For closed transactions, use the year of sale - the buyer's advocate will often pull a 5-year crop history to argue against a fallow-forever claim.

How does this help with NA eligibility?

+

Mahabhulekh + 7/12 + Form 12 + fallow flag = the full agricultural-to-urban title picture. A survey that has been fallow for 5+ years converts more cheaply than an active cropping one. A surveyor reading the Form 12 history can save ₹2–5 lakh on a typical NA application.

Where do I verify?

+

The ePeek portal (apedhr.mahabhumi.gov.in/epeek) is the official crop-sown app. For a signed copy, contact the local talathi office. Mahabhumi has the digitised record for every district.
