Can I find land by owner name in Maharashtra?

+

Yes. Mahabhulekh (bhulekh.mahabhumi.gov.in) and the Mahabhumi API both return every parcel matching a name within a village - first-name, middle-name or last-name. Use the Marathi/Devanagari spelling that appears on the 7/12; Romanised spellings often miss.

How accurate is the owner-name search?

+

Mahabhumi matches against the official holder column on the 7/12 and the 8A. False positives are rare for unambiguous names; a common first name may return several holders across the village. Always cross-check the khata number and survey number before any money moves.

Does this show inherited or sold land?

+

No - the owner-name search returns current holders only. Past ownership and the chain of sale / gift / partition is on the Ferfar mutation register, not on the 7/12. The mutation entries are linked from each parcel record and can be cross-checked on Aaple Abhilekh.

Is the search free?

+

Yes - every Arsa Build Desk tool is free, no signup, no email gate. In live mode the call goes to the official Mahabhumi API; in demo mode it returns a simulated sample.

Why a Marathi name?

+

Mahabhumi stores the official holder name in Marathi on the 7/12 and 8A. Matching is exact on the Marathi/Devanagari spelling. A Romanised spelling will only match if it happens to coincide with a holder's name on the extract.

Can I search by middle name or last name only?

+

Mahabhumi has separate methods for first / middle / last name. The tool here uses the first-name method as the default; for family land, run three searches (first, middle, last) and de-duplicate by survey number.

What if the owner holds land across multiple districts?

+

Run the search once per district. The tool covers all 36 Maharashtra districts. For a national search (non-Maharashtra) use the Gov Documents Tracker.

How do I verify the result?

+

Every result carries a Mahabhulekh deep link. The 7/12 reader on the same site lets you read the column-by-column extract; the Land Watch tool lets you snapshot and monitor for changes.
