Pune Property Tax Online - PMC Bill, Payment, Receipt

Property tax is the one government bill that arrives every year whether you built, sold or ignored your plot. In Pune city limits the Pune Municipal Corporation (PMC) assesses it, bills it twice a year, and takes payment entirely online. Here is how to find your bill, pay it in three minutes, keep a valid receipt, and what to do when the assessment itself looks wrong.

Who owes PMC property tax, and when

If your plot or house falls inside PMC limits (the city, not the PCMC or PMRDA fringe), the corporation maintains it on its assessor's register with a property number - the PRPN (Property Resource Point Number) printed on every bill. The person recorded as owner at the start of the financial year is billed for it; the tax comes as two half-year instalments, and each instalment carries its own due date printed on the bill. A house you never live in is billed exactly the same as one you do - vacancy is not an exemption.

How to view your bill online

PMC's property-tax self-service portal is propertytax.punecorporation.org (linked from the Property Tax section of pmc.gov.in). You do not need a login to look up a bill: enter the PRPN or assessment number from any previous bill or receipt, or search by the property's address and owner name. The bill shows the area considered, the use (residential or commercial), the annual tax, any rebates applied and the current instalment with its due date. If your search returns nothing, the quickest fix is the old paper receipt - the number formats changed when PMC moved to self-assessment, and the portal accepts both.

Paying online - modes and what to keep

Payment is card, net-banking or UPI through the same portal, against the instalment shown. After a successful payment the portal generates a receipt with a transaction reference - download the PDF immediately and keep it with your property file, because it is the proof a bank, buyer or lawyer will ask for along with the up-to-date bill. Pay through the corporation's own portal only: third-party sites that 'pay your tax for you' add a fee and often fail to reconcile when the payment bounces, leaving you with a penalty that should not exist.

Rebates, penalties and arrears

PMC normally announces a rebate for paying the full year's tax by the first instalment's due date, and separate concessions (women-owned properties, senior citizens, and category-based relaxations) are applied as per the rate resolution in force that year - check what is printed on your own bill rather than trusting last year's number. Miss a due date and the unpaid instalment moves to arrears with a simple-interest penalty at the corporation's notified rate, which is why a ₹4,000 lapse can quietly become ₹4,600 by the next year. The portal shows total arrears against the PRPN; if you are settling an old property's dues before a sale, pull that figure before you agree a price, not after.

When the bill itself is wrong

Wrong area, wrong use (a home taxed as a shop), a name that is not yours - all are assessment errors, and all are fixable. The route is an objection to the Assessor through PMC's grievance/objection window on the property-tax portal, with documents: the registered sale deed, a licensed surveyor's or architect's plan where area is disputed, and the current bill. Ownership transfer after a sale is a separate, simpler request on the same portal - do it in the buyer's name as part of the closing checklist, or the next bill keeps going to the seller's record.
