Maharashtra 7/12 Extract (सातबारा उतारा)
The 7/12 extract (सातबारा उतारा) is Maharashtra's Record of Rights for agricultural land. It is the single document that tells you who owns a parcel, what it is used for, and whether any loan, court order or restriction is recorded against it.
Look up your 7/12 on the government portal
Pick district → taluka → village below and we will prepare the exact search for Mahabhulekh / Aaple Abhilekh. The official portals use a CAPTCHA (no public API), so you finish the lookup there - your selection is copied for you ready to paste. We never scrape or bypass CAPTCHAs.
What a 7/12 actually contains
Reading a 7/12 from left to right: the survey or gat number and any subdivision; the class of land (जिरायत jirayat - dry crop land, बागायत bagayat - garden/irrigated, पोट खराब potkharab - uncultivable); the area in hectares-ares or gunthas; the owner(s) with their shares; the cultivation entry; the crops planted by season; and the encumbrance / mote column which records mortgages, court injunctions or tenancy restrictions. A zero or blank mote reading means no recorded encumbrance on that copy.
Where the official record lives
Maharashtra's revenue records are digitised and published online: Mahabhulekh (bhulekh.mahabhumi.gov.in) is the land-records portal where you select division → district → taluka → village and search by survey/gat or owner; Aaple Abhilekh (aapleabhilekh.mahabhumi.gov.in) issues digitally signed copies of 7/12 with a verifiable QR code. The physical record is maintained at the taluka revenue office (talathi / circle officer).
ULPIN - the 12-digit parcel identity
Maharashtra is rolling out ULPIN (Unique Land Parcel Identification Number) - a 12-digit national number for every land parcel under the Digital India Land Records Modernisation Programme. Once assigned, the ULPIN travels with the parcel across villages, districts and even states, which makes matching a plot to its records far more reliable than a village-local survey number.
Why buyers and lenders check it
A clean 7/12 is the first condition for almost anything you do with agricultural land in Maharashtra - a bank will not advance against an agricultural plot without a current certified 7/12, and a buyer's lawyer will not let a sale close on a property whose ownership entry is stale. When combined with the 8A holding statement and the Ferfar mutation register it forms the full title picture.
Our honest position on automation
There is no public API for this data. The national Mahabhumi platform (mahabhumi.gov.in) requires institutional registration and approval before any programmatic access is granted - that approval is in progress for us (docs/mahabhumi-api.md). Until it lands, our 7/12 Land Watch tool runs on clearly-flagged demo records and every record links to the official portal for verification. We do not scrape portals and we do not bypass CAPTCHAs, now or later.

We never scrape portals or bypass CAPTCHAs. Official programmatic access (Mahabhumi / C-DLR) requires institutional registration and approval - in progress. Until then our tool shows clearly-labelled demo records only.
Real questions, real answers.
How do I get an official 7/12 online in Maharashtra?
+
On Mahabhulekh (bhulekh.mahabhumi.gov.in) select division, district, taluka and village, then search by survey/gat number or owner. For a legally strong copy, log into Aaple Abhilekh (aapleabhilekh.mahabhumi.gov.in) and download the digitally signed PDF with QR code.
What is the difference between a gat number and a survey number?
+
They are the same parcel identifier used differently across Maharashtra. Some talukas number parcels by survey number, others by gat (गट) number. The 7/12 always carries the number the village's record uses; the ULPIN is the future uniform 12-digit replacement.
What does the mote column mean on a 7/12?
+
The mote / encumbrance column records restrictions on the parcel - mortgages, court orders, tenancy or sale restrictions under revenue law. A zero or blank mote means no restriction is recorded against that parcel in the register.
Is a 7/12 the same as a title deed?
+
No. The 7/12 is a government revenue record of who is shown as owner; it is evidence of possession and title but not proof of title in itself. Ownership flows from registered documents (sale deed, gift, partition, inheritance), and the Ferfar mutation is what links the registered document to the updated 7/12.
Can I watch a 7/12 for changes?
+
Yes - with our 7/12 Land Watch tool you snapshot a parcel and get flagged when owners, area, classification, crops, loans or Ferfar entries change. It runs on demo data until official API access is approved, but the search → snapshot → diff workflow is exactly what the live version will do.
