1. What is an OC

The OC confirms the building was constructed as per sanctioned plan and is safe for occupancy. Issued by PMC (Pune Municipal Corporation) or PCMC (Pimpri-Chinchwad).

2. Who issues it

PMC: Pune Municipal Corporation, Building Permission Department. PCMC: Pimpri-Chinchwad Municipal Corporation. Developer/applicant applies after completion inspection.

3. Documents needed

Sanctioned plan, commencement certificate, completion certificate, fire NOC, electricity/water connection, structural stability report, and society formation documents (for complexes).

4. Timeline

PMC: 15–30 days after application. PCMC: 15–25 days. Developer delay is common — buyers should follow up monthly.

5. Why OC matters

No OC: bank won't give loan, property can't be sold, water/electricity connection is illegal, and you risk demolition under the Maharashtra Regional Town Planning Act.
