Index II Pune — SRO Document Status, Sale Deed & How to Check Online

Index II is the Sub-Registrar’s index of registered documents against a property — sale, gift, mortgage, release. “Index II pune”, “sale deed status pune” and “SRO document status” are the same job: confirm the deed was inwarded and see what else is registered on that CTS or survey before you pay the rest of the money.

1. What Index II is

After a document is registered at the SRO, it is indexed. Index II is that index — not the 7/12, not the property card, not the Ferfar. A sale that is registered but not mutated still shows on Index II and may not yet show on the 7/12. That gap is why we check both. Use the SRO document status tool and then the Ferfar / 7/12 pair.

2. Pune SRO codes you will actually meet

Pune City Haveli and related city SROs handle much of PMC. Baramati, Indapur, Daund, Shirur, Maval, Mulshi, Haveli rural cover the district. The code is printed on the registered deed stamp (examples in local use include PN-series office codes). Wrong SRO search = empty result, not “clean title”. The IGR district directory lists offices and talukas.

3. How to check sale-deed / document status

IGR e-search / document status: year, SRO, document number or party name. Status typically moves inwarded → scanned → (later) mutation in motion. Banks check this before the last tranche. Advocates check it before closing. A document that never inwarded did not complete registration, whatever the receipt in the file says.

4. Index II in a buyer’s pack

Order Index II (or the current e-search equivalent) for several years, not one day. You want prior mortgages, gifts, and a second sale. Match every entry to the property card mutation chain (urban) or the Ferfar (rural). A mortgage on Index II that is missing on the card is a red flag, not a clerical miss.

5. After you register — the 48-hour follow-up

Confirm inward. Confirm stamp-duty clearance. Confirm Ferfar filed. Do not wait 90 days and then discover the mutation never started. SRO opening hours and holiday lists change; e-search is the overnight check.

6. Index II vs 7/12 vs property card

Index II = what was registered at the SRO. 7/12 / property card = what the revenue / city-survey record currently shows. Ferfar = the bridge. Construction permission needs the revenue record to match the person who hires us. We will not start a site on a registered deed whose Ferfar is still fiction.
