Index II is the Sub-Registrar’s index of registered documents. SRO document status tells you whether a sale deed was inwarded, scanned, or is still waiting on mutation. It is not the 7/12 - that updates only after Ferfar is sanctioned.

What is an SRO document status check?

+

Every sale deed, gift, mortgage, release or partition is filed at a Sub-Registrar Office (SRO) in Maharashtra and tracked through the IGR system. The status check returns the current stage (e.g. 'Inwarded', 'Scanned', 'Mutation in motion', 'Mutation sanctioned') and the IGR's remarks.

When should I check the document status?

+

The morning after registration, a buyer should verify: (1) the document was inwarded; (2) the stamp duty cleared; (3) the mutation is in motion. Banks check the status before disbursing the home-loan tranche. Advocates check the status before closing a transaction.

What is the SRO code?

+

The SRO (Sub-Registrar Office) is the local registration office. Each SRO has a code - e.g. PN01 for Pune City Haveli, PN03 for Baramati, PN04 for Indapur. The code is on the registered sale deed stamp. IGR's district directory lists every SRO with its code and the talukas it covers.

Why is the document status important for a buyer?

+

A registered sale deed is only one half of the title change. The mutation (Ferfar) is the second half, and until it is sanctioned, the 7/12 still shows the old owner. The status check tells you whether the mutation is in motion, sanctioned, or stuck. A sale on a stuck mutation is a known litigation risk.

What is the difference between inward, scanned and mutation-sanctioned?

+

'Inwarded' = document has arrived at the SRO; 'Scanned' = digitised and given an IGR reference; 'Mutation in motion' = the Ferfar has been filed and is being processed at the talathi; 'Mutation sanctioned' = the Ferfar is closed and the 7/12 has been updated. A buyer should wait for the last stage.

Is this free?

+

Yes - every Arsa Build Desk tool is free, no signup, no email gate. In live mode the call goes to the official Mahabhumi document-status endpoint; in demo mode the tool shows a clear banner and links to the IGR document search portal.

Where do I find the SRO code?

+

On the registered sale deed stamp. If you don't have the document, the IGR portal has a district → SRO directory with the codes. For a Pune plot, the SRO is usually Pune City Haveli, Pune City Kasba, Baramati, Indapur, Daund or Shirur.

What if the document is missing or stuck?

+

File a written query at the SRO. The IGR has a 30-day response time for status clarification. If the document is stuck at the mutation stage, follow up with the talathi office. A status that does not move for 60+ days is a flag - escalate to the District Registrar.
