Maharashtra Ferfar (फेरफार) | Mutation Entries & the 6-D Extract

The Ferfar (फेरफार) is Maharashtra's mutation register - the running record of every change in who holds title. When a parcel is sold, gifted, partitioned or inherited, the change is entered as a mutation, and only after that entry is certified does the 7/12 reflect the new owner.

What a mutation entry records

Each Ferfar entry carries a serial number, the date of the transaction (or of the death in an inheritance), the type of mutation (विक्रीपत्र sale deed, दानपत्र gift, भाग पाडत partition, वारसा inheritance, न्यायालयीन हुकूमनामा court decree), the parties involved, and the final sanctioned/certified status. The 6-D extract is the official certified copy of a single mutation entry - the document a buyer's advocate asks for to prove the current owner's chain.

How to check ferfar online - the official route

Three official doors, all free to check: Mahabhulekh (bhulekh.mahabhumi.gov.in) shows the certified Ferfar references recorded against the current 7/12 for any village; Aapli Chawadi (आपली चावडी, on the Mahabhumi platform) is the online village notice board where draft mutation entries and their notice-period status are published; and Aaple Abhilekh (aapleabhilekh.mahabhumi.gov.in) is where a mutation application is filed and tracked and where the certified 6-D extract is downloaded. Department-side "e-Ferfar" dashboards that appear in search results are internal systems for revenue officials - as a landowner or buyer, the three citizen portals above are the legitimate route for a ferfar check online.

The notice period

After the Talathi drafts a mutation entry it is published for a statutory notice period (the standard objection window), during which anyone - typically a co-owner, neighbour or the previous owner - can object. If no valid objection survives, the entry is sanctioned and becomes the certified record; the 7/12 is then updated with the Ferfar reference so the register and the extract agree.

Why it matters when you buy

A sale deed alone does not change the government record - the mutation must follow. If the previous owner's name still stands in the 7/12 because the mutation was never filed (or never certified), you are exposed to the old owner's creditors and to disputes. Checking the Ferfar history tells you whether the title chain is closed: entry → sanction → updated 7/12.

Changes are what our Land Watch tool flags

Ownership shifts, new encumbrance entries, area corrections and land-class changes all arrive through the Ferfar route - which is exactly why the change-detection engine in our 7/12 Land Watch tool treats owner and classification changes as critical. You snapshot a parcel, the daily job re-checks it, and a new mutation surfaces as a diff with severity. On demo data today; on official data after Mahabhumi API approval.

We never scrape portals or bypass CAPTCHAs. Official programmatic access (Mahabhumi / C-DLR) requires institutional registration and approval - in progress. Until then our tool shows clearly-labelled demo records only.

FAQ

Real questions, real answers.

How do I check ferfar online in Maharashtra?

+

Use the official citizen portals: Mahabhulekh shows the Ferfar entries recorded against a 7/12 (village → survey/gat), Aapli Chawdi publishes the village's mutation notices and their status during the notice period, and Aaple Abhilekh lets you file, track and download the certified 6-D extract. A ferfar check online is free; only certified copies carry the nominal government fee.

What is the difference between Ferfar and 6-D?

+

Ferfar is the mutation register itself; the 6-D extract is the certified copy of one mutation entry from that register, showing serial number, parties, transaction type and sanction status.

How long does a mutation take in Maharashtra?

+

Once the application reaches the Talathi with the registered document, the draft entry is usually prepared quickly but the notice period and sanction can take weeks to a few months depending on the taluka's load and whether anyone objects.

My 7/12 still shows the old owner after purchase. What do I do?

+

File the mutation application with the Talathi (ideally through the registered document and Aaple Abhilekh submission where available), track the entry through the notice period, and confirm the certified 6-D extract before relying on the updated 7/12.

Can I monitor a parcel for new Ferfar entries?

+

That is precisely what 7/12 Land Watch is built for - ownership and encumbrance diffs are flagged with critical severity. The tool demonstrates the full workflow on demo records today and will attach to the official feed after institutional Mahabhumi API approval.

Open the 7/12 reader: pick district → taluka → village and we prepare the exact search for Mahabhulekh / Aaple Abhilekh, with every column of the Satbara Utara explained. The portals use a CAPTCHA (no public API), so you finish the lookup there - we never scrape or bypass CAPTCHAs, and every route links back to the government portal.
