Maharashtra land records · आठ-अ उतारा - every parcel under one account

Maharashtra 8A Extract (आठ-A उतारा) | Holding Statement

If the 7/12 is the record of one parcel, the 8A extract (आठ-अ / खते पुस्तिका उतारा) is the record of one person - the full holding register showing every parcel held under the same account (खाते), across all villages, with the total area and total assessment.

What an 8A extract shows

The 8A extract is taken from the khate pustika (land holders' register) and lists every land parcel standing in one account number: village by village, each survey/gat number, its area, the land class, and the assessment (दस्त) against it, totalled across the holding. Because one account can hold land in several villages, the 8A is the document that shows the complete picture no single 7/12 can.

When you need an 8A

Lenders ask for the 8A to see the borrower's full agricultural holding before sanctioning a loan; buyers' advocates use it to confirm that the seller's stated holding matches the revenue register; and in partition and family settlements it is the starting document for carving out shares, because it ties the account number to every parcel in the family.

Where to get the official 8A

The 8A is available from the same official chain as the 7/12 - Mahabhulekh for the online view, Aaple Abhilekh for the digitally signed copy with QR, and the taluka revenue office (talathi / circle office) for the certified paper extract. You will need the account number (खाते नंबर) or the owner's name as it stands in the register.

How 7/12 and 8A fit together

A 7/12 answers 'what is this parcel and who owns it'. The 8A answers 'what does this owner hold, in total'. A title check that stops at the 7/12 can miss a restriction visible only when you total the holding - which is why lenders and advocates routinely pull both before agricultural land changes hands.

FAQ

Real questions, real answers.

What is the khate pustika in Maharashtra?

+

The khate pustika (land holders' register) is the revenue register in which every land account is maintained. An 8A extract is a copy from that register showing all parcels held under one account number with their areas and assessments.

Can I get an 8A extract online?

+

Yes - through Mahabhulekh (view) and Aaple Abhilekh (digitally signed copy with QR). You search by account number or owner name, then select the district and village. The certified paper copy comes from the taluka revenue office.

Why does a bank ask for both 7/12 and 8A?

+

The 7/12 proves the specific parcel being mortgaged; the 8A proves the total holding and its assessment. Together they let the bank check that the collateral is owned outright and gives a complete encumbrance picture.

Does our Land Watch tool read 8A extracts?

+

The tool's demo provider models both the 7/12 and the 8A-style holding view so the workflow is demonstrable today. Official 8A data joins the tool the moment the Mahabhumi institutional API approval lands.
