Satbara Utara Meaning in Marathi | 7/12 Columns & Free Copy

Satbara Utara (सातबारा उतारा) is the Marathi name for the Maharashtra 7/12 extract - the government record of who owns a parcel, how it is classified, what is grown on it, and any loans or rights against it. Every satbara utara online search returns the same 7/12, free, on Mahabhulekh; the QR-signed certified copy for banks and courts comes from Aaple Abhilekh or Digital Satbara at a small government fee. This guide covers what every column means, the exact official login path, and the Pune/Baramati traps to look for before you sign anything.

Satbara Utara Meaning in Marathi | 7/12 Columns & Free Copy

1. What is the satbara utara (7/12)?

The 7/12 is called satbara utara in Marathi — same record, same columns, same official copy. The name comes from the 7 rows of rights and the 12 columns of land details on the page. Every parcel in Maharashtra has a 7/12; every owner, buyer, bank and court treats it as the primary record of possession, cultivation, and encumbrances.

The extract is read together with the 8A holding statement and the Ferfar mutation register — those three together form the full title picture. The 7/12 by itself is evidence of possession and title, not proof of title; the registered sale deed and the certified mutation is what closes the chain.

2. Free satbara utara online - the three official portals

Three free official channels, all run by the Maharashtra Land Records department. (1) Mahabhulekh (bhulekh.mahabhumi.gov.in, also reachable via bhulekh.mahabhumi.gov.in) - the main portal, full extract, no fee, no signup. (2) Aaple Abhilekh (aapleabhilekh.mahabhumi.gov.in) - government portal, nominal fee only for the QR-signed certified copy; the unsigned view is free. (3) Digital Satbara (digitalsatbara.mahabhumi.gov.in) - the DSLR service on Mahabhumi, Aadhaar-OTP login, QR-signed PDF download at the small per-copy government fee.

Our 7/12 reader tool links all three with district, taluka and village preselected.

3. Step-by-step: viewing the satbara utara online

  1. 01Open bhulekh.mahabhumi.gov.in
  2. 02Choose your district (Pune, Satara, Solapur, Nashik, Nagpur - all 36 are covered)
  3. 03Choose your taluka
  4. 04Choose your village
  5. 05Pick the search type (survey/gat number, owner name, or khata number)
  6. 06Enter the search string
  7. 07Click extract. The full 7/12 opens; save or print

4. Reading the columns - what each one means

  • Gat/Survey number (गट / सर्व्हे क्र.): the unique parcel ID.
  • Khata number (खाता क्र.): the revenue account the parcel sits under.
  • Holder (भोगवटदार): the recorded owner - the name must match your seller's name exactly.
  • Area (क्षेत्रफळ): in Hectare.Are.Square-metre (H.A.Sq.m).
  • Class (प्रवर्ग): the tenure (Class 1 agricultural, Class 2 non-agricultural) that decides NA eligibility.
  • Assessment (जुजी / आकारणी): the land revenue due.
  • Rights & encumbrances (हक्क व बोजा): mortgages, court remarks, pending matters - the red-flag column.
  • Cultivation (पिक): the seasonal crop, if any.
  • Mojani (मोजणी): the measurement footnote that explains sub-divisions.

5. Satbara utara online download - free vs QR-signed

The free view on Mahabhulekh is fine for daily owner and area checks. For documents that must be relied on - a bank loan file, a court submission, an NA application, a building-permit file - you need the QR-signed copy. The QR code on the signed PDF ties that exact file to the revenue database at the moment of issue. Two official channels for the signed copy: Aaple Abhilekh (most common for Pune and Baramati), and Digital Satbara (the DSLR service on Mahabhumi). Aadhaar-OTP login, district → taluka → village → survey number, pay the small fee (₹20–50 per copy, revised yearly), and download. Verify the QR before you submit - a screenshot has no signature and is rejected.

6. 7/12 vs 8A vs Ferfar - which record proves what

The 7/12 (satbara utara) proves possession, cultivation and encumbrances for one parcel. The 8A (holding extract) totals every parcel under one owner's khate across a village. The Ferfar (फेरफार) proves how ownership changed - sale, gift, partition, inheritance. A buyer who stops at the 7/12 can miss a restriction visible only on the 8A; a buyer who doesn't check Ferfar can sign on a 7/12 that is one mutation behind the actual owner. Run all three before any money moves. Our 7/12 reader handles the daily read; the Ferfar checker covers the mutation chain. Buying inside municipal limits? The urban counterpart to the 7/12 is the property card, keyed to a CTS number - our property card reader finds it by CTS.

7. Pune and Baramati traps to look for

Pune district is the most active agricultural-to-urban land market in Maharashtra, and the satbara utara here is read differently. On the PMC and PMRDA fringe (Haveli, Mulshi, Maval, Khed), the extract is only one document in the pack - you also need the NA order, the gunthewari status (or non-gunthewari certificate), and the 8A. Baramati and the rural talukas (Indapur, Daund) are largely agricultural - the irrigation, bore-well and crop columns matter, and the Ferfar history often shows the family partition. A partition registered in Ferfar but not yet reflected on the 7/12 or the village map is the most common red flag. Our Pune district 7/12 guide covers the taluka-level specifics; the Baramati 7/12 guide covers the rural read.

8. Fixing an error in the satbara utara

Errors in ownership, area, classification or khate are corrected through the mutation (Ferfar) process. File the mutation at the talathi office of your circle, attach the registered sale deed / gift / partition / court order, and follow up at the tahsildar office if the talathi doesn't sanction within 30 days. Aaple Abhilekh also accepts online mutation filing for most talukas.

The 7/12 itself is corrected by the next 7/12 issued after the Ferfar is sanctioned.

9. The ULPIN printed on the extract

Modern satbara utara prints a 14-digit ULPIN on the parcel - the Unique Land Parcel Identification Number, officially Bhu-Aadhaar, computed from the parcel's latitude and longitude coordinates so it stays with the land when the owner changes. It is the one identifier on the page that survives sale and mutation, which makes it the most useful field to note down when you are comparing a record against the ground. It is not a title document and it does not prove ownership. Our ULPIN and Bhu-Aadhaar guide covers what PNIU and PNIL mean behind the number and how to cross-check it against the map.

FAQ

Real questions, real answers.

Is the satbara utara online free?

+

Yes - viewing and downloading the 7/12 on the official Mahabhulekh portal (bhulekh.mahabhumi.gov.in) is free for every Maharashtra district, taluka and village. You only pay a small government fee (₹20–50 per copy, revised yearly) at Aaple Abhilekh or Digital Satbara for the QR-signed certified copy. Any site charging for the extract itself is reselling a government record.

What is the difference between satbara utara and 7/12?

+

There is no difference - satbara utara (सातबारा उतारा) is the Marathi name for the 7/12 extract, the same government record. The name comes from the 7 rows of rights and the 12 columns of land details on the page. Searching for satbara utara online returns the same 7/12, on the same Mahabhulekh portal, free.

Which portal should I use to download the satbara utara?

+

Three official portals. Mahabhulekh (bhulekh.mahabhumi.gov.in) for the free daily view. Aaple Abhilekh (aapleabhilekh.mahabhumi.gov.in) for the QR-signed copy and online mutation filing. Digital Satbara (digitalsatbara.mahabhumi.gov.in) for the QR-signed PDF on the Mahabhumi DSLR service. Our 7/12 reader tool links all three with district and taluka preselected.

Can I use the satbara utara online copy for a bank loan?

+

Only the QR-signed copy from Aaple Abhilekh or Digital Satbara is accepted by banks for loan files. The plain Mahabhulekh view has no signature and cannot be used as a loan-file document. The signed copy carries a digital signature and a QR code that any branch can verify against the revenue database.

Do I need the khata number to view the satbara utara?

+

No. The survey/gat number plus the village is enough. The khata number narrows the search when a survey has multiple holders, and it is the link that ties the 7/12 to the 8A. For a full title picture, run the 7/12, the 8A and the Ferfar history - all three free on the official portals.

How do I fix an error in my satbara utara?

+

File a mutation (Ferfar) at the talathi office of your circle, attach the registered document (sale deed, gift, partition, court order) and follow up at the tahsildar office if the talathi doesn't sanction within 30 days. Aaple Abhilekh accepts online mutation filing for most talukas. The corrected 7/12 is issued after the Ferfar is sanctioned.

Does the satbara utara work for all 36 Maharashtra districts?

+

Yes - the district/taluka/village selector on the official portals covers all 36 districts. Village coverage is fullest in Pune, Satara and Solapur; for the smaller districts, the same district/taluka/village search works, and the talathi office of the circle handles any edge cases.
