RERA registration protects homebuyers. Verify any builder before booking — here is how to check the RERA list, what the registration number means, and the red flags.

1. What is RERA

The Real Estate (Regulation and Development) Act, 2016. All builders selling flats > 500 sq m or > 8 apartments must register with the state RERA authority.

2. How to verify

Go to mahaRERA.gov.in → Registered Projects → enter project name or builder name. The registration number must appear on the project page. Cross-check with the promoter name on the deed.

3. What the RERA page shows

Project name, builder name, registration number, sanctioned plan, project status, possession date, and complaints. If the project is not listed, do not book.

4. Red flags

No RERA registration, project status 'under review' for > 6 months, complaints pending > 1 year, builder name mismatch on RERA vs deed, and promised possession date already passed.

5. Your rights under RERA

Builder must deposit 70% of collections in a separate bank account. Possession delay: builder pays interest + compensation. Defect liability: 5 years from possession. You can file a complaint online at mahaRERA.gov.in.
