How do I search a project on MahaRERA?
Open the official MahaRERA portal's project search and filter by project name, registration number (format P5210……), promoter, district or pincode. What does a MahaRERA registration number look like?
It starts with the state code and RERA authority digits, e.g. P52100012345 for projects registered with MahaRERA (P = project, 52100 = Maharashtra). The number appears on the builder's brochure, agreement and the MahaRERA site. A project without a verifiable number cannot legally be advertised or sold as RERA-registered.
How do I check the OC (occupancy certificate) status of a RERA project?

What is the difference between RERA-approved and RERA-registered?
MahaRERA registers a project - it does not approve its quality. Registration means the promoter filed the legal documents, quarterly updates and escrow discipline. Can I file a complaint against a delayed MahaRERA project?
Yes - MahaRERA accepts buyer complaints for registered projects, including possession delays beyond the registered date. Delay entitles buyers to interest under the Act. Keep the agreement, payment receipts and the project's registered completion date from the MahaRERA page as your evidence trail.
Does MahaRERA cover plotted developments and bungalow schemes?
Yes - plotted developments, villas, row houses and apartments all fall under registration when offered for sale, subject to the Act's exemptions (e.g. areas below the threshold and repairs/renovation without marketing).
