Baramati plot prices move on one story - the Pune connection - and fail on one habit: trusting the seller's paper instead of the record. Here are the real 2026 rates, the locality map, and every check we run before our clients pay a rupee.

1. What plots actually cost in Baramati (2026)

2. The five checks before you pay token money

1. The 7/12. Owner names must match the seller exactly, and the plot should carry its own gat number - a plot still shown under a parent survey number is an unapproved subdivision. 2. The ferfar. The mutation chain must show how the seller acquired it; a missing link is unfinished title. 3. Zone. The zone certificate confirms residential use and, critically, no DP reservation - a reservation defeats even a perfect 7/12. 4. NA / gunthewari. The NA order or, for pre-2021 subdivisions, the gunthewari regularisation certificate - and remember the 31 Dec 2020 cutoff. 5. Tax and plan. Clear Baramati Nagar Parishad property tax and the sanctioned layout of the plotting scheme. 3. Locality by locality: where the value sits

Jalochi and the Pune-road belt carry the most new plotting schemes and the strongest connectivity story - expect the top of the rate band. Tandulwadi and the highway side ride the NH-548D narrative; rates are friendly but NA status is the make-or-break check here. Inside the municipality, established lanes trade at steadier rates with municipal water and drainage already in - the practical choice for a self-build bungalow. Malegaon and the Sina-road outskirts are the cheap entry, and the risk: approach roads, zone confirmations and water security all need verification before the price looks like a bargain. MIDC plots are a separate market entirely - restricted industrial use with MIDC's own transfer process, and the classic trap when marketed to homebuyers.

4. The red flags that kill Baramati plot deals

A 'NA plot' whose 7/12 still shows jirayat cultivation. A gunthewari story for a plot carved after December 2020 - that cutoff is law. A rate dramatically under the belt's band (usually a reservation, a dispute, or an approach-road problem). A 'TDR-loaded' pitch on a small plot. A seller pushing token money before the 7/12 is pulled. And any ' MIDC residential' phrasing - MIDC plots are not residential.
