How to plan a dream home on your plot before construction begins
The first decision on a plot is not the elevation, the tile, or the budget. It's the brief. Get the brief right, and the rest follows.

1. The brief, not the floor plan
Start with the brief, not the floor plan. Who lives in the home? How old are the children? Do the parents need a ground-floor bedroom? Is the kitchen a cook's kitchen or a reheating kitchen? How many cars? How often do you entertain? The plan is downstream of the brief - get the brief in writing, even if it's three pages.
2. The site visit
A 90-minute site visit, on the plot, with the family. We look at: the slope, the access, the direction of the sun, the neighbour's windows, the trees, the road width, the power line, the water main, the drainage. Each of these changes the plan.
3. The FAR / shadow-rule read
Every plot has a FAR limit and a shadow-rule envelope. The architect's first job is to find out what the local DCR allows on this plot - and design to the maximum of that, not the minimum. A 1,800 sqft PMC plot with 1.5 FAR gives 2,700 sqft of buildable area. Use it.
4. Plan, three elevations, 3D walkthrough
We share plan, three elevations, and a 3D walkthrough. Sign off on the look before we file for permission. Once approved, the file goes in. The sanction arrives in 60–120 days, depending on the authority.
5. Soil test, before the structural design
A two-bore soil test in Pune / Baramati is ₹8,000–₹15,000. It changes the structural design, the foundation type, the steel schedule, and the concrete grade. The structural design is then drawn for your plot, not a generic plan.
