  • Registration and stamp duty: ~7% of the land price in Maharashtra (registration fee + stamp).
  • Plan approval and survey: varies by gram panchayat / council - but never zero.

How to reduce cost without taking risk

  1. Police the wastage: cement left unprotected on site spoils in one monsoon shower; sand that walks off must be re-bought. Staged material ordering is direct savings.
  2. Build in stages: foundation → plinth → walls → roof → finishing. Savings can be redeployed between stages, and rates move monthly - a delayed stage is sometimes a cheaper one.
  3. Defer the finishing: structure first. Furniture and tile grades can be upgraded when income grows; structure cannot.
