People searching this are trying to do one of three things: track the status of a regularisation application they filed, verify whether a plot they want to buy is genuinely regularised, or check whether a certificate a seller produced is real. Each has a different route - and only the first one has a dedicated portal login. This page gives all three, authority by authority, with the checks that cost nothing.
2. Check 1: tracking your application, authority by authority
Aaple Sarkar (municipal councils and gram panchayats): log in at aaplesarkar.mahaonline.gov.in and track your application with the ID issued when you submitted at the centre - the dashboard shows each stage and any deficiency notice. CSMRDA (Chhatrapati Sambhajinagar region): gunthevari-form.csmrda.in is the dedicated scrutiny-form portal; your registered mobile and application reference pull the current stage. PMRDA (Pune metropolitan region): applications move through PMRDA's RTS channel, and the office confirms status against your application number and GRAS challan. NMRDA (Nagpur region): search.nmrda.org is the authority's gunthewari application search, and NIT Nagpur runs its own gunthewari application window for its area. For any authority, the GRAS e-challan number from your fee payment is the piece of paper that proves you filed.
3. Check 2: is the plot itself regularised? Ask the 7/12
The certificate matters less than the land record. On Mahabhulekh (bhulekh.mahabhumi.gov.in) select your district, taluka and village, search the survey or gat number, and open the 7/12. A regularised gunthewari plot shows its own gat number (not just the parent survey number), the changed land-use status, and - crucially - a ferfar (mutation) entry recording the regularisation. If the 7/12 still shows only the parent agricultural holding with the original owner's cultivation, the regularisation has not been recorded, whatever paper the seller waves. For the digitally signed version that banks accept, use digitalsatbara.mahabhumi.gov.in with your land-record login. 4. Check 3: verifying a certificate you have been shown
A real certificate has three verifiable things: a certificate number, the issuing authority's name, and a date - and Aaple Sarkar documents add an 18-digit barcode the portal can verify. Verification steps: ask for the original or a certified copy (not a scan), note the number, and confirm the record with the issuing authority - in person, or through the portal where one exists. Then close the loop with check 2: pull the 7/12 and confirm the mutation. A certificate whose number the authority cannot find, or whose details do not match the land record, is not a certificate - it is a question you should not pay before answered.
5. Reading the results: pending, rejected, or never filed
'No record found' has three meanings and one of them is expensive. If an agent took your documents and fees, confirm the GRAS challan exists - no challan usually means no filing. If the application is genuinely pending, measurement and committee scrutiny routinely take months, and deficiency notices (incomplete existence proof is the most common) pause the clock until answered. If it was rejected - plots carved out after the 31 December 2020 cutoff, excluded land, failed existence proof - re-filing the same papers changes nothing. 6. Red flags while you check
A 'gunthewari check' website that is not a gov.in domain and asks for payment - the real checks are free. A single statewide certificate database - it does not exist. A seller whose certificate has no number or whose 7/12 shows no mutation. An application status that only the agent can 'see'. And any plot created after 31 December 2020 being sold with a 'regularisation in process' story - that cutoff is law, and no process revives it. How do I check my gunthewari application status?

Use the channel you applied through. On Aaple Sarkar, log in and track with the application ID you received at the centre. On the CSMRDA portal, re-open your scrutiny form application. At PMRDA and NMRDA, quote your application number to the office or check the portal if your application was filed online. Keep the payment e-challan from GRAS - the challan number is accepted as proof of filing when the application record is hard to find.
How can I check whether a plot is actually gunthewari-regularised?

Check the land record, not the seller's story. Pull the plot's 7/12 from Mahabhulekh (free) and look for the plot's own gat number with the regularised land-use entry, plus the mutation that recorded the regularisation. The application shows nothing. What does that mean?

Three very different things: the application was never actually filed (agents sometimes take fees without filing), it is still in scrutiny (common - measurement and committee stages take months), or it was rejected and the agent never told you. Confirm with the authority's office in person with your challan and documents before assuming the process is simply slow.
Can I verify a gunthewari certificate someone showed me?

Yes - by asking the issuing authority, not by trusting a PDF. Note the certificate number and the issuing authority, then confirm the record with that office. Aaple Sarkar-certified documents carry an 18-digit barcode verifiable on the portal. If the seller offers only a WhatsApp photo without a number and authority, treat the regularisation as nonexistent until proven otherwise.
