Gharpatti online payment: pay house tax in Baramati, Indapur, Phaltan and Pune.

Gharpatti (घरपट्टी) is property tax by its household name - and the payment route depends on who bills you: PMC's portal for Pune city, eNagar and Aaple Sarkar for councils like Baramati, the gram panchayat office for villages. Here are the exact routes, what to keep ready, and the name-transfer step every buyer forgets.

Gharpatti = property tax. The name changes, the tax doesn't.

Gharpatti (घरपट्टी) is what households across Maharashtra call the annual tax on a house. On the government portals the same tax appears as मालमत्ता कर (property tax). That vocabulary gap is the reason the 'gharpatti online payment' searches land on property-tax portals nobody recognises. The one that matters for you: which local body bills your house - a municipal corporation (PMC Pune, PCMC Pimpri-Chinchwad), a municipal council (Baramati, Indapur, Phaltan, Daund), or a gram panchayat. Each has a different portal, and the payment route follows the biller, not your city.

The exact portal for each kind of local body

PMC (Pune city): the PMC property tax portal - pay on propertydoc.pmc.gov.in or via the Online Services section of pmc.gov.in, with UPI, cards and netbanking, receipt generated instantly. PCMC: pcmcindia.gov.in's property tax section. Municipal councils like Baramati, Indapur and Phaltan: the eNagar system (enagar.maharashtra.gov.in) and Aaple Sarkar carry council tax services, with the ward office and authorised collection centres as the in-person fallback. Gram panchayats: payment at the gram panchayat office or through the Gram Panchayat collection centres - most GP-level gharpatti is still paid offline, and the receipt from the GP secretary is the valid proof.

What to keep ready before you pay

Four things, in this order of usefulness: the property tax bill number (मागणी क्रमांक) from your last receipt or notice; the owner name exactly as the local body records it; the property's zone/use (residential houses are billed differently from commercial shops); and your mobile number for the OTP and e-receipt. If you have none of these, every portal has a name-based search - but name searches fail whenever the record still shows a previous owner, which is the single most common reason a gharpatti search 'finds nothing'.

The step every buyer forgets: name transfer

If you bought the house - new or resale - the gharpatti record still shows the builder or the previous owner until you apply for a transfer (नाव बदलणे). Apply at the billing local body with the registered sale deed, the last paid receipt, and photo ID; councils take the file at the ward office, PMC runs it on the portal. Do it early: assessment notices go to the recorded name, penalty-bearing arrears attach to the property not the person, and a record still in the old name is the first thing a buyer's lawyer flags when you eventually sell.

Arrears, penalties and the Abhay Yojana pattern

Unpaid gharpatti accumulates interest on the principal, and municipal law lets the local body recover long-standing dues by attaching the property. The practical damage is usually at transaction time: banks decline home loans on properties with pending house tax, and sale deeds get delayed until dues are cleared. Councils across Maharashtra periodically run Abhay Yojana amnesty windows - penalty waived if the principal is paid by a deadline (PMC's ran November 2025 to March 2026; the next council-level waves typically follow). If your dues are old, timing the payment to the next amnesty window saves the penalty legitimately.

Gharpatti is the running cost. Stamp duty was the entry fee.
