1. Cement
Portland Pozzolana 370–420/bag (50 kg). UltraTech, ACC, and Ambuja are the main brands. Prices swing weekly based on coal cost and monsoon demand. Bulk orders (500+ bags) get 3–5% discount.
2. Steel
TMT HYSD 600–720/kg (Fe 500/Fe 550). JSW, SAIL, and Tata are the main brands. Premium grade (Fe 550D) costs 8–10% more but is mandatory for seismic zones.
3. Sand & aggregate
River sand 1,800–2,500/ft³; M-sand 1,500–2,200/ft³. Aggregate 1,200–1,800/ft³. Prices spike during monsoon when river sand supply drops.
4. Bricks
Common clay brick 7,000–9,000/1000; fly ash brick 9,000–11,000/1000. Fly ash bricks are stronger and lighter but cost 15–20% more.
5. Tiles & paint
Floor tile 40–120/sq ft; wall paint 350–600/litre (premium). Modular kitchen 1,50,000–4,00,000 depending on material.

Buy in bulk during off-season (April–June). Compare M-sand vs river sand. Use Fe 500 instead of Fe 550 where seismic code allows. Negotiate a 5–8% contractor margin on material markup.
