Construction cost per sqft in Pune 2026 — what the rate actually includes
Published cost guides for Pune in 2026 quote anything from ₹1,400 to ₹4,500 per sqft for what sounds like the same house. Both numbers can be true — because a per-sqft rate is meaningless until you know what is inside it. Here is how to read any quotation like a builder.
1. Why two quotes for the same house differ by ₹15 lakh
A per-sqft rate is a fraction: total scope divided by built-up area. Change the scope and the same 2,000 sqft house swings from ₹32 lakh to ₹58 lakh without anyone lying. The cheap quote usually excludes the modular kitchen, wardrobes, false ceiling, compound wall, and permission liaison — roughly ₹6–9 lakh of real work on a standard G+1. 2. What a turnkey rate should include
On our turnkey projects the rate covers architectural plan, structural design, soil test, the building-permission file, RCC and brickwork, plaster, flooring, doors and windows, electrical and plumbing, false ceiling, modular kitchen, wardrobes, paint, and compound wall with external works — every line written down before work starts. If a competing quote is more than 15% cheaper, ask which of these lines is missing rather than assuming better value.
3. The exclusions that ambush budgets
Five costs routinely sit outside a civil quote: the land itself, government scrutiny and development charges (paid at actuals), utility connections (water, drainage, meter deposits), interiors beyond the agreed scope, and landscaping or external development beyond the compound wall. None of these is a scam — the problem is only when they surface in month six instead of week one. 4. Materials decide the band more than labour does
Materials are roughly 60% of build cost, so grade choices move the rate more than bargaining does. Our specification is fixed and testable: OPC 53 grade cement in factory-sealed bags, Fe 500D TMT steel with a manufacturer test certificate per lot, M20 designed-mix concrete cube-tested every 30 cum, and copper wiring and CPVC plumbing from named brands. 5. Seven questions to ask any contractor before comparing rates
One, will the quotation be line-itemed in writing? Two, which material brands and grades are locked? Three, what exactly is excluded — permissions liaison, government fees, kitchen, wardrobes, compound wall? Four, how are stage payments tied to milestones? Five, is there a written delay-penalty clause? Six, do I get material test certificates and stage photos? Seven, what does the handover file contain — as-built drawings, warranties, NOCs? Any builder who answers all seven clearly is comparable; anyone who waves them away is not.
