Demo mode: results are SIMULATED samples. Official Mahabhumi API access is pending - always verify on the official portal. Official portals: Mahabhulekh · Aaple Abhilekh

Village list for the core service region is included; for other talukas pick the village on the official portal and search here by gat/survey number. Search works without an account - watching needs nothing more than this browser.

Why watch a land record

Land records change quietly. A watch makes sure you hear about it.

A Maharashtra 7/12 (Satbara Utara) is a living document. A sale by a co-owner, an inheritance mutation, a bank mortgage, a reclassification from jirayat to bagayat, or a new loan entry in the mote column - each lands on the record as a Ferfar entry, and each can change what your land is worth, what you can build, or whether a deal you signed is still safe. The problem: nobody re-checks the record every month. A parcel watch does it for you - snapshot the record once, and every change to owners, area, classification, crops, loans or mutations is flagged with a diff, severity-tagged (ownership and classification changes are critical), and kept in a history you can export.

Who uses a 7/12 change alert: plot buyers between agreement and registration (the risky window), families tracking inherited land held by relatives, NRI owners who cannot walk the talathi office, and anyone whose neighbour's construction or a road-widening proposal might touch their survey number.

Honest note: until our institutional Mahabhumi API access is approved, watches run on clearly-labelled demo records and every result links to the official Mahabhulekh portal so you can verify the real record. We never scrape or bypass CAPTCHAs.

First time reading the record? Start with the 7/12 online reader - every column of the Satbara Utara explained or the Ferfar mutation guide, then set your watch here.

Are these the official land records?

+

No - not yet. Official 7/12 data comes from Mahabhumi (C-DLR), which requires institutional registration and approval that is in progress. Until then every record here is a clearly-flagged simulated sample, and each one links to Mahabhulekh / Aaple Abhilekh so you can verify the real record yourself. We never scrape or bypass CAPTCHAs.

What exactly does 'watching' do?

+

Watching snapshots the record with a SHA-256 content hash and re-checks it on your chosen frequency (weekly or monthly) via a daily job. When owners, area, classification, crops, loans or Ferfar entries change, the diff is recorded with a severity - ownership and land-classification changes are treated as critical.

Do I need an account?

+

No. Your watchlist is tied to a private token stored in your browser. If you are signed in to an ARSA account when you start a watch, it is also attached to your account so it can be restored later.

Which villages are searchable?

+

The district/taluka/village tree is real Maharashtra open data (Census LGD + the official village index), with full village lists for our core service region - Pune, Satara, Solapur. For other talukas, search by gat/survey number after picking the village name from the portal.
