Maharashtra Land Intelligence — ULPIN, village codes & ferfar status
One tool for the raw plumbing of Maharashtra land records: live village census codes, the ULPIN (Bhu-Adata) resolver both directions, survey-number parts, and the official ferfar status master. Runs on Government of Maharashtra services, live, free, no signup.

Before any land transaction in Maharashtra you need three identifiers: the village code (ccode) that the official services key their records on, the ULPIN (Bhu-Adata) that uniquely pins one parcel, and the ferfar status of any mutation filed on it. This tool resolves all three, live, from the Government of Maharashtra's own services.
Every result is labelled with its exact source and the time it was retrieved, with a deep link to the official portal for re-verification. Nothing is scraped, nothing is simulated, and no identifier is ever guessed — codes always come from the government master itself.

ULPIN (Bhu-Aadhaar) resolver
Resolve survey number → ULPIN, or paste an ULPIN to get the village and survey row back. ULPIN is the 11-digit unique parcel number; it starts with 1–4 and carries an official checksum digit.

WhatsApp a builderWhat is a village code (ccode) and why do I need it?
+
Every village in Maharashtra carries an 18-digit census/LGD code. The official e-Ferfar and mutation services key their records on this code, not the village name. This tool resolves district → taluka → village on the live Mahavillages master and hands you the exact ccode, so you never have to guess a code from open data.
What is an ULPIN and how does the resolver work?
+
ULPIN (Unique Land Parcel Identification Number) is a 11-digit number for every land parcel in India — the 'Bhu-Aadhaar'. This tool resolves BOTH ways: give it a district, taluka, village, survey number and gat/hissa part and it returns the ULPIN from the official Mahavillages service — or paste an ULPIN back in and get the full village and survey row. A ULPIN starts with 1–4 (state grouping) and carries an official checksum digit.
Where does the data come from? Is it real?
+
Yes — live calls to two official Government of Maharashtra services: the Mahavillages code master (mahavillages.mahabhumi.gov.in) for locations, ULPIN and survey numbers, and the e-Ferfar SOAP service (ehakk.mahabhumi.gov.in) for mutation statuses. Every response is labelled with its source and retrieval time, with a deep link to the official portal so you can re-verify.
Why does the ferfar application search sometimes show no applications?
+
The official village-level ferfar dataset currently returns an empty record set for many villages — a gap in the government's side, not yours or ours. The tool tells you plainly when that happens and links you to the official portal so you can check there directly. The status master (Received / Accepted / Rejected / Mutation Generated) is always live.
What does a ferfar status mean?
+
Four official statuses: 1 Received (application filed), 2 Mutation_Accepted (found correct, in process), 3 Rejected (with the official Marathi rejection reason), 4 Mutation_Generated (ferfar concluded, 7/12 updated). If your application shows Rejected, the reason code is listed with its Marathi explanation.
Is this tool free?
+
Yes — every Arsa Build Desk tool is free, no signup, no email gate. It runs on official public services; nothing here is scraped or simulated unless clearly marked.
Is this a legal or title search?
+
No. This is a data-intelligence aid for buyers, investors and owners. For a signed 7/12, signed ferfar or Index II, use the official portals — we deep-link each one. Before any transaction, have an advocate do a full title search.
