1. Current stamp duty rates
Men: 5% of circle rate or agreement value (whichever is higher). Women: 3%. Joint (men + women): 4%. Metro areas (Mumbai, Pune, Nagpur): 5% for all. Rural districts: 4–5%. Agricultural land: 2–3% depending on district.
2. Registration charges
1% of agreement value for up to ₹30 lakh; 2% above ₹30 lakh. Maximum ₹30,000. Plus ₹1,000 for e-stamp and ₹500 for e-registration.
3. Circle rate vs market rate
Stamp duty is levied on the higher of circle rate (government-fixed) and actual agreement value. If you under-report, the registrar will stamp at circle rate and charge penalty on the difference.
4. Late registration penalty
4% per month on the unpaid stamp duty, max 200%. Register within 4 months (non-city) or 2 months (city) of execution.
5. Women's concession
Maharashtra gives a 2% stamp-duty rebate to women buyers. The property must be in the woman's sole name or joint name. HUF and joint ventures do not qualify.
