20 × 30 — the compact starter (600 sqft)

Room for a compact 1BHK or a tight 2BHK G+1 with parking — keep the staircase compact and skip the deep porch. Small plots punish every wasted foot, so draw it first and cost it second.

25 × 40 — the 2BHK sweet spot (1,000 sqft)

A proper 2BHK with study nook, garden patch and parking at 1,100–1,400 sqft G+1. The most forgiving small plot: rooms stay rectangular, Vastu zones fall naturally, and the budget stays under ₹25 lakh standard.

30 × 40 — India's most-built plot (1,200 sqft)

The 3BHK G+1 at 1,600–2,100 sqft — kitchen SE, master SW, parking east. Two variants live in the designer: the courtyard 3BHK and the east-facing Vastu 3BHK (2,007 sqft, score 98/100), fully mapped in our east-facing 3BHK guide.

30 × 50 — room to breathe (1,500 sqft)

2,000–2,600 sqft G+1: a 4-bedroom duplex with family lounge, south lawn and covered parking — or a 3BHK plus a rentable first-floor unit, which changes the loan math entirely. Upper floors cost 30–40% less per sqft once the frame stands.

40 × 60 — villa territory (2,400 sqft)

3,200–4,200 sqft: a luxury villa or two stacked units with garden on three sides. At this size the plan deserves an architect's eye on orientation and levels — start from the duplex preset, stretch it, then send us the link for a free feasibility study.

Which plot size is best for a 3BHK in Maharashtra?

30×40 (1,200 sqft) is the sweet spot — built G+1 it yields 1,600–2,100 sqft, room for a proper 3BHK with parking. On 25×40 a 3BHK is possible but cramped; below that, plan 2BHK or build an extra floor. Our east-facing 3BHK for 30×40 opens live in the designer.

What fits on a 20×30 plot?

600 sqft of land yields roughly 700–900 sqft G+1 — a compact 1BHK or tight 2BHK with parking. Keep rooms minimal, staircase compact, and avoid wasting frontage on a deep porch. Open the compact 1BHK plan in the designer to see the arrangement.

How is the built-up area estimated from plot size?

Method used on this page: net ground floor after setbacks is roughly 60–65% of the plot; G+1 roughly doubles that minus staircase and walls — about 1.15–1.75× the plot area depending on setbacks and floor count. Your sanctioned plan fixes the exact number; treat these as planning ranges.

What does a house on a 30×50 plot cost?
