30×40 plot math — why this plan is G+1
A 30×40 plot is 1,200 sqft. After setbacks the net ground floor is roughly 720–750 sqft — enough for living, kitchen and one bedroom, not three (Ongrid, Apr 2026). Our layout totals ~2,007 sqft across 10 rooms, so it is drawn for G+1: living, pooja, kitchen and guest with parking on the ground; three bedrooms above. The economics favour this: upper floors cost 30–40% less per sqft than ground floor once the frame stands (Ongrid) — G+1 is the most cost-efficient 30×40 configuration, and a future second floor even fits a rental unit.

Where should the main door be in an east-facing house?
In the middle-to-north section of the east wall — pada 3–5 per Savitar Realty, 5th–9th pada per Sobha — and never in the corners, especially not the south-east corner. Keep the entry clear of poles, trees and clutter so morning light enters unobstructed (Vaaree, JK Cement).
Where should the kitchen be in an east-facing 3BHK?
South-east (Agni corner) is the unanimous ideal — DesignCafe, Livspace, Sobha, JK Cement and Kolte Patil all agree — with north-west as the second option. Never the north-east. In our plan below the kitchen sits strictly SE at 4.5×4.5m; cook facing east.
Can a 3BHK fit on a single floor of a 30×40 plot?
Tightly — a 30×40 plot is 1,200 sqft and the net ground floor after setbacks is roughly 720–750 sqft (Ongrid, 2026). Our plan totals ~2,000 sqft, so it is drawn G+1: ground for living, pooja, kitchen and guest with parking; first floor for the three bedrooms. Single-floor 3BHKs exist but squeeze bedrooms below comfortable sizes.
Where do the pooja room and bathrooms go?
Pooja in the north-east (Ishan corner) — unanimous across sources — idols facing west or east. Bathrooms in the north-west or west; never the north-east and never the center of the house (Kolte Patil, Livspace, Lodha). Our plan puts the pooja NE, the common bath west and the attached bath on the master bedroom's west wall.
